Primary Purpose of the Organizational Unit Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulator compliance, project management, and renovations. These duties are conducted for a campus consisting of 100 buildings totaling 6 million gross square feet on over 275 acres. The primary purpose of this position is the responsibility for the daily operation and maintenance of all HVAC and refrigeration equipment in all areas of the campus, including the repair, replacement, installation, and maintenance of air conditioning equipment ranging from 1875-ton centrifugal chillers to window air conditioning units. This position is also responsible for the scheduling of preventive and corrective maintenance in all areas of campus. This position is a lead position with full responsibility for the operation and maintenance of all HVAC and refrigeration equipment on campus. The supervisor may assign other job-related duties not specifically listed under essential tasks.

Key Responsibility Calibration, Operation and Maintenance of Building Automation System, HVAC Controls, and Electronic Devices Essential Tasks Perform service and repairs (hardware and software) on the building automation system (BAS) to ensure proper operation while minimizing downtime. Utilize BAS to analyze system issues/failures and interact with mechanics and vendors to effect system repairs. Act as technical liaison for Facilities Operations for these systems during the performance of these duties. Respond to BAS alarms and communication issues. Troubleshoot HVAC control issues. Calibrate and tune controls as needed for proper operation. Maintain adequate equipment inventory. Communicate operational information to Facilities personnel and customers as needed for a proper understanding of control systems and electronic equipment.
