Project Manager - Design and Construction

JOB SUMMARY

\n

Provides professional architectural services for design and construction on all architectural work as it relates to remodeling, renovation and new construction projects within Baylor Scott &White.

\n

ESSENTIAL FUNCTIONS OF THE ROLE

\n\nInitiate projects and meet with client to calculate the clients scope, budget, timeline and expectations\nFigure out whether project should be outsourced or will stay within the department\nInitiate project management file and project summary and maintain the summary and keep it current throughout the duration of the project\nEstablish projects financing source and receive project number in a timely manner\nMaintain regular, concise, and complete communication with projects client and other team members\nWork with all project team members (client, consultants, contractors, vendors and other pertinent BSWH departments) to deliver the project that meets the clients needs while remaining within budget and time\nDeliver projects within the constrain of any and all applicable Baylor Scott & White policies, procedures and standards, agency requirements, city codes, and Joint Commission (JCAHO) requirements\nWork with pertinent Scott and White departments and coordinates efforts to ensure their timely input and reviews and ensures that their specific requirements are included in the project and that their requirements meet the needs of the user and can be delivered within the projects budget and timeframe\nPresent projects program to client in a timely, clear and concise manner.\nWork with project team to design and develop projects that meet their needs and expectations while remaining within the space, budget and time constraints of the project\nCoordinate the preparation and presentation of final construction documents, prepared in Auto CAD, that include details, drawings, schedules and specifications that accurately and completely represent the clients needs and expectations while remaining within the space, budget and time constraints of the project\nProvides feasibility studies, preliminary, schematics, cost estimates, schedules and other related data as required in a timely, clear and concise manner\nPrepare Auto CAD documentation in a complete, clear and timely manner representing the projects scope and expectations while using established CAD standards and other criteria\nNegotiate, solicit and receive bids and manage the work of outside consultants (architects, engineers, interior designers) and vendors as required to ensure accurate and complete professional services that meet the needs of the Scott and White project client and meet the time and budget goals and expectations of the project\nNegotiate and solicit bids and contracts from consultants and vendors that will best achieve the required results in a timely and cost-effective manner\nEffectively manage the progress and costs of the consultants and vendors holding them accountable for fulfilling contract terms\nEffectively manage the professional and strategic relationships with consultants and vendors to build long-term, successful, and cost-effective partnerships beneficial to Scott and White\nServe a liaison for BSWH and consultants in a professional manner\nReview and approve consultant and vendor invoices and forwards for proper disposition in a timely manner\nEnsure that all professional services delivered in-house are completed in a timely and cost-effective manner\nCoordinate with pertinent Baylor Scott & White departments or Baylor Scott & White affiliated departments to ensure that the requirements of their departments (IS, Safety, IC, Engineering) are included in the contract documents and that these departments are given timely opportunities to review documents and observe construction for completeness and accuracy of their requirements\nEnsure that all services of in-house departments pertinent to projects is delivered in a timely manner and that these services meet the time and budget goals and expectations of the project and meet the needs of the client\nCoordinate the activities of the in-house construction staff associated with project support and ensures that their activities are completed in a timely and cost-effective manner\nReview and approve any invoices associated with in-house services or requirements and forwards for proper disposition in a timely manner\nEffectively manage the progress and costs the contractors holding them accountable for fulfilling contract terms\nObserve the projects construction sites on a regular basis to calculate whether quality and workmanship expectations are being met\nObserve the projects construction sites on a regular basis to regulate whether the construction meets the needs of the client\nObserve the projects construction sites on a regular basis to regulate whether all requirements of life safety (ILSM) infection control (ICRAs) and Safety (permits, etc.) are strictly adhered to throughout the course of the project\nReview construction budgets and schedules on a regular basis to regulate whether expectations are being met. Notifies Project Team in a timely manner if expectations are not being met in order to quickly and successfully coordinate an approved situation\nReview and approve contractor applications for payment of invoices and forwards for proper disposition in a timely manner\nCoordinate activities and oversight to properly close-out a project\nEnsure that all items on the projects punch list are completed satisfactorily and in a timely manner\nEnsure that all required close-out documentation is received from consultants, contractors and vendors in a timely manner and that this documentation is properly disposed of following required procedures\nCoordinate the final reconciliation of the projects budget with Scott and White financial accounting and is reported to client in a timely manner\nEnsure that all final project costs and timeframes are accurately documented on the project tracking forms and project summary\nCoordinate a project close-out meeting with project team\nEnsure that all invoices and applications for payment and retainages are paid and closed out in a timely manner\n\n

KEY SUCCESS FACTORS

\n\nAutoCAD, MS Office, MS Project\nAbility to manage all tasks of a design and construction project from start to finish\nMINIMUM REQUIREMENTS ADDENDUM\nBachelor's, BED preferred\nArchitecture from an accredited NAAB School of Architecture\nIndustrial Engineering education preferred\nFive to seven years project management of Healthcare projects preferred\nProject Management, Design and Construction experience\n\n
