Experience, Preferred Qualifications / Skill Sets
Should be a self-driven, proactive, and compassionate leader, with minimum 14-17 years of relevant experience with team management capabilities. With high time-management skills, the person should have managed geographically dispersed teams with well-matrixed checks and balances to empower, hold accountable, coach, mentor and reward the team as appropriate. Should have independently handled onsite operations in the IT/ITES sector for end-to-end FM services. Cost effective delivery will be an advantage.
People Management
Must be an individual who the team looks up to for motivation and problem solving, with ability to identify areas of improvement (structural/ process/ training/ leadership of FM team/ aesthetics). Develop and maintain an engaged high-performance team, which is aligned with business expectations. Able to leverage own industry knowledge and JLL back office for back-fills in the team in event of attrition or addition of new role. Past proven ability to create great employee experience through service centricity by SMART goals and objectives for team, including himself, within the SLAs and KPIs as per prioritization/criticality matrix with Sales Force. Lead team towards operational innovation and continuous improvement by proposing relevant innovative solutions to Sales Force team and upon alignment should be able to implement and standardize across Sales Force locations after successful POC/debug.
Communication Skills
Communication Skills - upright, good listener, people management skills, excellent oral and written communication and influencing skills. Should be able to collate inputs from geographically dispersed teams. Build and maintain healthy work relationship with Sales Force leadership/ stakeholders – be the driving force to get team to delivery as per expectations/ agreed SLAs in the MSA. Participate in impromptu, or calendarized meetings with BG stakeholders and leaders with Real Estate or Business team, to understand, factor in ops plans and deliver at or beyond expectations aligned to geographical needs. Good understanding of audience-based presentation skills and incorporate the same in periodic MIS (MMR, HBR, QBR, etc.).
Compliance and Risk Mitigation
Should have knowledge of compliances as per industry references including bye laws, EHS, office ergonomics. Ensure portfolio compliance with relevant laws, regulations, and standards and conduct periodic checks to ensure the same by continuous identification and mitigation of risks with structured gap analysis / time and motion studies for alignment with Sales Force team, and thereafter work effectively with stakeholders to manage risk mitigation pathway and reporting.
CRM
Relationship with Sales Force and JLL Global Teams and their strategic pathway - Alignment with the Regional leads (within Asia) and connect in a structured manner which is also tracked and documented. Acumen to understand the operations of the client first, evaluate existing processes/practices, identify locations-wide inconsistencies, benchmark the ideal ones, and manage change and knowledge transfer within assigned geography. Alignment to Sales Force priorities and as per expectations set to resolve issues to maintain and strengthen customer trust. Plan own time to contribute and manage his/her deliverables towards Corporate, Client, site operations & strategic planning to ensure that all aspects resonate a Global-Local balance.
Financial Acumen
Track and ensure contracts are managed as per SLA. Strong understanding of financial projections budgeting, interact with Sales Force stakeholders for vendor management. Develop suppliers through structured SLA, KPIs, benchmark audits and evaluation metrices including labour laws and contracting metrices. Good negotiation and learning skills and capable of handling components of larger projects and replicating financial modeling across locations.
SME, COE and Standardization approach - Ops and Operational Excellence
With high analytical skills, the individual should continuously mitigate risks to maximize operational uptime through maintenance programs directly and indirectly. Infuse or upgrade technology interventions / implementation and introduce innovations & industry best practices as per relevance and alignment with Sales Force and contract SOW. Oversight and monitoring of the regional teams (within Asia) performance and deliverables. Accountable for overseeing plans for renovations, expansions, exits, moves for locations. Handling long term planning to support future facilities needs/improvements for sites. With a focus on sustainability and internal customer wellness, recommend continuous quality improvement practices across the region to maximize the benefit to client and extend working life of onsite LHI, furniture and fit outs. Ensure that the team liaises with the regional operations procedures to ensure service standards are maintained.
Location and Reporting
The position is contracted to JLL, based out of Sales Force office at Hyderabad and has a shared reporting to Global and Local Teams of JLL. There will be a parallel reporting to the designated Sales Force Leader / Leadership, with outreach to all of Sales Force India offices through the Sales Force Facilities / Real Estate / JLL City Leads or FMs.
