This role is pivotal in identifying, evaluating, and sourcing off-market real estate opportunities, focusing on properties suitable for redevelopment. Key Responsibilities: + Identify and evaluate new market opportunities using tools such as CoStar, Crexi, broker relationships, and personal networks. Build and maintain relationships with brokers, landowners, attorneys, and institutional owners to source off-market deals. + Develop and nurture strategic relationships with key stakeholders, including brokers, institutional owners, and local contacts to create reliable deal pipeline. + Collaborate with senior leadership to develop and implement EYA’s acquisitions strategy, focusing on key geographic locations within the DMV and prioritizing actionable opportunities for growth. + Actively engage with property owners and stakeholders, building trust and fostering long-term relationships to source and identify potential redevelopment opportunities. + Analyze local zoning laws, market trends, economic factors, and redevelopment potential to assess site viability. + Conduct financial and feasibility analyses to provide underwriting support, including reviewing pro formas, understanding site economics, and evaluating potential risks. + Manage the lifecycle of deal execution, from idea generation and initial underwriting/pro-forma analysis to offer development, negotiation, LOI/PSA finalization, and executed PSA agreements. Ensure alignment with organizational timing and strategic goals. + Work closely with leadership to bring deals from identification to execution, supporting negotiations and approvals. + Manage the full lifecycle of deal sourcing, including detailed research, due diligence, and systematic follow-through to ensure thoroughness and accuracy. + Maintain organized and detailed records of deals, contacts, and progress, ensuring accountability and consistent follow-up. Qualifications: + 4-7 years of experience in real estate acquisitions, brokerage, banking, investor relations, or a related field. Institutional real estate experience is preferred. + Bachelor's degree in Business, Real Estate, Finance, or a related field. Advanced degrees or certifications are a plus. + Familiarity with local developers, institutional real estate groups, and market dynamics in the DMV area. + Strong skills in Excel, pro forma modeling, and underwriting to assess and secure new opportunities. + Proficiency with industry-standard real estate databases such as CoStar, Crexi, and Real Capital Analytics; experience with GIS-based applications like LandVision, ArcGIS, or QGIS is a plus. Skills: + Proficiency in zoning laws, economic analysis, and redevelopment economics. + Excellent organizational skills to manage multiple opportunities effectively. + Expertise in pro forma modeling and data analysis to assess project viability. + Ability to identify patterns and connect the dots within market trends and opportunities. + Effective communicator with strong negotiation and interpersonal skills.
