THE OPPORTUNITY

We are looking for a Property Administrator who will provide direct and timely support to the Property Management team, including day to day administrative tasks, special projects/research, pulling and organizing reports, Internal/Landlord/Municipality communications both by phone & email, and be cross trained on all areas of responsibility to be able to provide backup coverage for Property Managers. The PA will work under limited supervision, be highly organized, and be able to effectively communicate by telephone and email with both internal and external partners/parties including Landlords, Operations, Facilities, Development, Licensing, Supply Chain, Risk Management, Sustainability, and Accounting. The PA will also be the main point of contact for all third-party property damage claims and will manage resolution directly with our vendors or through our insurance company/risk management team. The PA will be tasked with special projects as needed and will have a willingness to learn and grow with our team.

WHAT YOU’LL DO

Coordinate landlord requested inspections (fire, insurance, appraisal) with store operation teams.Communicate lease violations received from landlord to store operation teams. Follow-up with operations and confirm resolution with landlord when required.Collect service reports from vendors/facilities to submit to landlord for lease compliance.Update new landlord contacts in Tririga.Coordinate collection of information required to process third-party damage claims. Partner with operations, facilities, vendors, risk management, vendor insurance adjusters, Chipotle insurance representatives as required until claim is closed.Maintain property damage claims log.Monitor check SmartSheet for claims reimbursements. Log account information for deposit.Provide lease documentation upon request to risk management partners handling personal injury and worker’s compensation claims.Facilitate introduction of Property Management and lease administration contact to landlords for all new restaurant openings.Pull site plans for all new freestanding restaurants and post in work order system.Review weekly landlord dashboard to ensure contacts are current in Tririga.Assist with utility account set-up as requested.Assist with expense research for reconciliations as requested.Collect water submeter readings for subtenants monthly.Review waste master list monthly for new municipality provided services. Provide missing account information to property manager and Sustainability team.As requested, provide administrative assistance to the Property Management team, including phone support, drafting, filing and distribution of correspondence and reports.

WHAT YOU’LL BRING TO THE TABLE

Have a B.A./B.S. and a minimum 3 years of Property Management experience, or an equivalent in education and experienceProficiency to handle multiple projects in a fast-paced, environmentSelf-motivated with attention to detail, accuracy, documentation and follow-throughProficiency reading leases.Excellent communicator.Able to prioritize multiple tasks.Experience with Tririga is a plus but not necessary.Desire to grow your career.Tech-Savvy.Organizational expert.Problem solver.

PAY TRANSPARENCY

A reasonable estimate of the current base pay range for this position is $66,000.00–$93,000.00. You are also eligible for annual cash bonuses and equity awards based upon performance and other factors. Actual compensation offered may vary depending on skill level, experience, and/or education.
