Job Description

What does this role entail?  The primary role will be to assist in the pursuit and execution of each project which is assigned throughout the pre-development phase leading up to the project’s financial closing. The position will participate in multiple projects and will touch all aspects of real estate development and interface with Development leadership on a daily basis. 

Essential Roles You Will Play:

Work closely in-person with Senior Director and Development Manager related to the capital needs and specific deliverables for each project that are required for closing.

Coordinate with project team for consultants necessary to execute the project, including due diligence consultants, design team and general contractor.

Support Senior Director and Development Manager in reviewing purchase contracts, LOIs, and other legal documents as needed.

Ensure that the project file folder structure is properly set up on the shared drive using the approved filing template for each new project.

Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.

Assist in all aspects of pre-development, including project pursuits, financial analysis and underwriting, site feasibility, market survey, investment committee summaries & associated supporting data, and any other required due diligence.


Coordinate with Development team to update pipeline report on a weekly basis to ensure latest projects, underwriting, schedules and action items are accurately updated.

Assist in preparing pre-development checklist, schedules and budgets, including cash-flow needs and cost exposures prior to closing.

Assist in preparing packages for potential capital partners and debt providers.

Help prepare business plan for projects under contract, including detailed budget, schedule, program, market and risk analysis.

Schedule:

40 hours in a regular work week.

Hours of Operations:

Monday-Friday 8:00AM-5:00PM

Essential Requirements:

Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. Must be able to perform the essential job functions unaccompanied.

Education:

Bachelor's Degree, preferably concentrated in real estate, construction, architecture, finance, economics or business. Preference also includes Master of Business Administration degree with a concentration in real estate, business or finance.

Experience Preferred:

Preference for at least 1 year of relevant work experience (full-time or internship) in real estate industry in development, broker or other analyst role.

Computer Skills:

Proficiency in Internet, word processing, spreadsheet, presentation and database management programs in order to complete required reports and employment documents. Strong proficiency in the use of Microsoft Office programs such as Word, Excel, Outlook, Power Point and Project. Ability to research, learn and understand new software, applications, and hardware and disseminate the pertinent information to other team members.
