Who You Are and The Impact You Will Have:
The Insurance and Risk Management Analyst is responsible for implementing a wide range of insurance risk management solutions for the development of large-scale data center campuses. This role will involve extensive cross-functional collaboration, engagement with internal and external stakeholders, and execution of activities related to asset insurance. This position requires strong organizational and project management skills, communication, and time management.
What You Will Do:
Manage the day-to-day operational activity related to the insurance and risk management needs of domestic and international real estate acquisition, leasing, procurement, and financing transactions, as well as large-scale development projects.
Track the collection and renewal of certificates of insurance for all assets, customers and contracts.
Assist with the annual renewal process for the corporate policies.
Partner with Accounting and Finance to track and manage the implementation of the bond process for the company.
Collaborate with internal teams such as Real Estate Program Management, Legal, Finance, Accounting, Development, EHS, and Procurement to execute on the coordinated approach to insurance management during the development cycle of campus infrastructure and ongoing operation of data center assets.
Track contractual provisions regarding insurance, casualty, indemnification, liability limitations, and waivers of subrogation in lease agreements, lease work letters, construction contracts, design contractors, and vendor contracts.
Review insurance binders, invoices, and policies for accuracy and manage the retention of policies, schedules of insurance, certificates, auto id cards, and other risk management documentation.
Manage completion and submission of applications, disclosures, and other documentation needed for procuring coverages; negotiate and review terms of coverage; manage insurance budgets and monitor costs; periodically report on cost and claim trends; regularly explore cost-saving strategies.
Stay updated on industry trends, regulatory changes, insurance and surety laws, and emerging risks.
Manage dashboard and executive reporting of insurance.
What You Will Need to be Successful:
Bachelor's degree or equivalent professional experience.
Three or more years of experience with insurance and bonding in the real estate and construction industry.
Basic knowledge in real estate and construction insurance coverages.
Familiarity with environmental risk analysis.
Preferred Qualifications:
ARM, CRIS, or CPCU designations.
Master’s degree in real estate, finance, construction, or risk management and insurance; or other professional degree with emphasis on real estate, finance, construction, or risk management & insurance.
Extensive knowledge in real estate and construction insurance coverages.
Ability to understand corporate ownership, financing structures, leasing, and development cost accounting.
