Real Estate Development Analyst

Summary

Responsible for assembling new store and relocation approval packets, tracking of capital expenditures of new stores, remodels, and existing store and distribution center.

Responsibilities

Prepares new store and relocation approval packets in coordination with field sales team, real estate team, strategy team and external broker partners, ensuring accuracy and complete information.Sets up Construction in Process accounts with Finance upon approval of new stores and relocations.Assembles quotes and issues purchase orders for fixtures and signage for new stores and relocations and existing location capital expenditures.Process all project related invoices and closing out projects 90 days after project completion.  Request quotes and execute capital spend for existing locations.Review construction contracts, COI’s, payment and performance bonds for new stores, relocations, and remodels.Provide support to transaction managers, real estate managers and construction managers when needed.Maintain and track ADA assessments and schedules contractors for completion of work related to ADA compliance.Update project management database with critical dates and information received from real estate and construction project managers.Maintain positive vendor relationships with assistance of past due invoices or statement clean-ups with accounting.Maintain budget versus actual analysis on expenditures.Conducts ad hoc analysis quickly with high degree of accuracy.  Performs other real estate tasks as directed.

Qualifications

Bachelor’s degree or equivalent work experience required.3-5 years previous experience in commercial and/or retail real estate and/or construction environment.Ability to multi-talk between multiple projects, meet schedules, deadlines and determine work priorities.Must have ability to interpret commercial lease language and understand other real estate documents.Must possess strong communication skills and the ability to present complex and details analysis.Possesses strong communication skills and ability to collaborate under time constraints to effectively interface with managers, colleagues and direct reports and all external relationships.Demonstrated customer service and negotiation skills.Proficient with Microsoft Suite including Word, Outlook, and Excel.Previous experience with real estate databases strongly preferred.Work is performed in a typical office environment.
