Analyst, Workplace Real Estate Acquisitions & Asset Management

The Analyst, Real Estate Acquisitions & Asset Management will contribute to the bottom-line performance of Nuveen’s Workplace (Office, Life science, R&D) real estate portfolio. Working under close supervision, the position will also have transactions responsibilities, which may include evaluating and executing on real estate investment opportunities, dispositions, and strategic partnerships.


Key Responsibilities and Duties

Contribute to the bottom-line financial performance of a portfolio of assets by analyzing and executing asset level strategy and overseeing third party leasing/property management functions and associated operational performance.Direct third party service providers including property managers, leasing brokers and development/construction personnelParticipate in the timely production of reports apprising senior leadership and investors of property financials, changes in property fundamentals and competitive positioning.Prepare and/or review annual asset business plans, operating budgets and capital budgets as well as monitor budget to actual performance.Produce annual sell/hold assessments and assist in presenting recommendations to investorsCoordinate on a quarterly basis with internal and third party appraisers.Review/analyze lease deals and present recommendations to senior leadership and the leasing approval committeeHelps conduct market research of potential real estate investment opportunities that support the company’s real estate investment and financial objectives.Assist with sourcing/underwriting new real estate acquisition opportunities and tracking active deals in the market.Participate in the due diligence process for asset acquisition and development opportunitiesSupport the development of external relationships with key market participants, investment sales, leasing brokers, and lenders.

Preferred Qualifications

Undergraduate degree (BS/BA) with emphasis in Real Estate or Finance. 2+ years of real estate asset management or investments related experience. Fundamental understanding of commercial real estate operations, leasing, finance, and accounting.Demonstrated ability to operate independently. Strong written and verbal presentation skills that are directed to internal and external clients.Ability to thrive in a team context and work well under pressure of tight deadlines.Software skills: Experience with Argus Enterprise, Yardi, and proficiency in Microsoft applications including Excel, Word and PowerPoint

Base Pay Range: $90,000/yr. - $95,000/yr.

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.  In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
