Our current logistics portfolio consists of approximately 80 million square feet, spread across coastal and super regional markets in the U.S. Brookfield’s strategic plan envisions $1 billion per year of new acquisitions and $1 billion or more per year in organic development starts. Accordingly, to support the intended growth in logistics and to continue to grow the platform in the West Region, Brookfield is seeking to hire a Development Analyst/Associate based in El Segundo, CA as part of the logistics team. The role will assist in managing the overall development efforts in an array of markets in the West Region including, but not limited to Southern California, Northern California, Arizona, Nevada and Washington. The position requires a high degree of energy, enthusiasm, real estate knowledge, and professionalism.  The position will report to the Vice President, Development with a day-to-day interface with other team members.  Experience in development, land entitlement, construction, tenant improvement, and overseeing capital expenditure improvements will be required of the position. This position will be responsible for sourcing, budgeting, permitting, overseeing improvements, and supporting every facet of the development cycle.

Role & Responsibilities:Participate in the leasing process and analyze potential leases and the resulting financial impact on an investmentBuild and maintain strong relationships, both internally and with architects, engineers and contractors in the regionParticipate in leading teams of consultants and contractors to obtain the regional development and capital projects goals and objectivesParticipate in management of cost and timeline of development projects, large tenant improvement projects, and important property improvement projectsParticipate in site planning and delivery of best-in-class Real Estate products that align with investment objectives and Brookfield approved specificationsParticipate in the due diligence investigation of new investment opportunities, including coordination with third partiesLead in preparing exhibits for investment memorandums that communicate conclusions and risks to managementParticipate in coordinating site entitlement and building due diligence including environmental site assessments, hydrology, boundary surveys, easements, geotechnical evaluations, platting, permitting, CEQA, etc.Assist as required in preparing physical due diligence reports, replacement cost budgets, and capital improvements budgets needed for pursuit of acquisition propertiesParticipate in preparation of preliminary development budgets (i.e., Proformas, Land Models, Development reports) for proposed land, building and tenant improvement cost for review with the Development team for evaluationEstablish, plan, and chair regularly scheduled project meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in each of the contemplated developmentsManage internal tracking of all development financials including budgets, costs, and change ordersAssist in development financials/procurement including reviewing and approving invoices, developing RFP’s, reviewing proposals and change orders, leveling proposal bids, and conducting proponent interviewsManage design queries, consultant coordination and design & construction documentationS/he will collaborate with a team of development professionals and analysts based in the El Segundo, CA Office, which covers the West North America Region. In addition, this person will support asset management and building acquisitions in the West Region

Your Qualifications:2-5 years of related experience, preferably work experience alongside a General Contractor and/or a Commercial Real Estate DeveloperBachelor's Degree in a related field required; major in Construction Sciences, Engineering or Architecture a plusProficient in MS Excel, MS Project, Project Management Software Programs and Bluebeam; AutoCAD/3D modeling a plusProven track record in design, engineering, and constructionKnowledge of and experience in the construction and/or development processLeadership experience in team environmentsEagerness to work with and manage internal and external resources, consultants, and contractorsProficient in oral and written communication coupled with the ability to craft and present detailed work productForward thinking, low ego needs coupled with high engagementPromote a positive, “can-do” attitude with a real focus on efficiency and effectivenessHighly collaborative by nature and be willing to roll up his/her sleeves to drive the businessHighly organized, patient, and strategic with an ability to defend his/her position in a well-reasoned, articulate fashion in a non-authoritative environmentThe ability to set clear and challenging goals while committing to improved performance, tenacious and accountable in driving resultsComfortable with ambiguity and uncertainty; the ability to adapt nimbly and navigate complex situations

Compensation & Benefits:

Salary Type: Exempt

Pay Frequency: Bi-weekly

Annual Base Salary Range: $100,000-$125,000

Medical & Pharmacy Coverage: Yes, under Brookfield Medical Plan

Dental Coverage: Yes, under Brookfield Medical Plan

Vision Coverage: Yes, under Brookfield Medical Plan

Retirement: 401(k)
