ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

· The Ancillary Project Manager shall provide work status and scheduling information on alterations, moving services, and other on-

going projects for building equipment systems, building operations, and work being performed by other contractors.

The Ancillary Project Manager shall work closely with facilities personnel in their efforts to schedule and coordinate work and to maintain

communications with Building occupants.

· Ancillary Project Manager should be subject matter experts in the technical aspects of the call orders they are assigned to manage.

They shall have a technical understanding of the call order work they are coordinating. Their technical understanding of facilities

work shall lead to their proposing work that provides the highest and best value, maintainability, and reliability for the facility.

· For work defined by a call order, the Ancillary Project Manager shall prepare quotations for approval that include surveying of work

sites, development of specifications, , instructions, rough drawings and sketches to outline work, engineering drawings where they

are a component of subcontracted work, schedules and cost proposals as required.

The Ancillary Project Manager shall assure that

proposals provide for as-built drawings, operation & maintenance manuals, and warranty information upon work completion. The Ancillary Project Manager shall assist the Project Manager with compiling the weekly status report, which shall be provided to the Building Owner for all call order work and other project work requiring building occupant notification

Minimum Qualifications

• They shall possess at least three years of recent experience in coordinating the activities of construction (or similar) workforces and

subcontractors and be able to read and interpret drawings of architectural, structural, mechanical, plumbing and electrical content.

• Ancillary Project Manager should be subject matter experts in the technical aspects of the call orders they are assigned to manage.

• They shall have a technical understanding of the call order work they are coordinating.

IMPORTANT EXPERIENCE

Shall possess at a minimum at least 5 years of recent (within the past 7 years) experience in the management and supervision of a Federal

owned building for Complete Facilities Maintenance-(mechanical, custodial and grounds) for a building of the approximately 1.0 Million Square

Feet.

The Assistant Project Manager shall meet the following minimum requirements:

a) Project Manager Professional (PMP) Certification.

b) College associates degree in construction/project management.

c) Five (5) years’ experience in commercial construction activities in Federal owned properties.

KEY COMPETENCIES Communication Proficiency (oral and written) Technical Proficiency Problem Solving/Analysis Leadership Teamwork Orientation Relationship Management Financial Management Experience in leasing, construction, engineering and all facets of property operation and building management preferred CMMS/Work Order Management experience preferred

WORK ENVIRONMENT This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. May be required to travel outside between properties in varying weather conditions.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $123,250.00 - $145,000.00
