Job Description
Job Title: Ancillary Services Manager
Department: Property Management
Reports To: Senior Director of Property Management
FLSA Status: Exempt
Position Summary: This position oversees the detailed operations of ancillary programs with specific emphasis in ancillary revenue and process improvement. Responsible for strategically implementing and managing programs and services that increase NOI, strengthen community efficiencies, minimize risk, and enhance the resident experience. This role will be mission-focused, strategic, and a process-minded leader that helps others at RangeWater Real Estate be successful in their positions. Finally, because we are a growing company, our expectation is that you will execute such tasks as necessary to support the company even if they may fall outside of your defined responsibilities.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
● Creates standard Policies & Procedures and Training Material for Ancillary programs such as Renters Insurance, Utility Management, Security Deposit Alternatives, etc.
● Analyzes performance of the portfolio of properties utilizing RangeWater programs, identifies and investigates indicators of performance deficiencies or opportunities, and guides the development of appropriate action plans that correct deficiencies or maximize opportunities to ensure the portfolio meets stated goals and objectives.
● Analyzes portfolio-wide functions of property utilities, including Electric, Water/Sewer, Gas, Telecom, and Fiber service. Monitors expense and correlating recovery, serving as the catalyst for sustainability and energy control initiatives based on individual property performance and needs. Identifies areas of opportunity energy related utility retrofits as well as sustainability-improving programs such as recycling. Serves as primary contact for all billing and utility management contractors.
● Acts as a subject matter expert in all RangeWater programs. Shares value with leadership and ownership groups as requested.
● Compiles & evaluates performance on a regular cadence with leadership teams. Documenting efficiency, revenue shares & savings generated for RangeWater and Properties.
● Maintains healthy relationships with all vendors in our Master Services Agreement directory
● Vet and evaluate new and innovated programs/companies for RangeWater to partner with.
● Oversees implementation during transition process by creating standardized processes and ensuring clear directives to all team members involved with the programs.
● Continuously evaluates tasks and searches for opportunities to improve and enhance current processes.
● Review, compile, and distribute monthly Owner’s Reports.
● Assists with special projects and other duties as required.
● Represents the Company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, and the general public.
● Complies with RangeWater’s policies and performance expectations.
● Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
Organizational Responsibilities:
● Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)
● Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)
● Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivity
● Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
Work Hours (may vary by state or location):
Company hours of operation are 8:00am-5:00pm Monday through Friday. Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. Must be able to perform the essential job functions unaccompanied.

Education/Experience:
Employment history that demonstrates the individual must possess a high school education; however, a BA/BS degree preferred, along with a minimum of three years on-site property management and supervisory experience preferred. Customer service, leasing and fair housing knowledge required. Excellent communication, organizational and leadership skills are necessary.
Language Ability:
Demonstrated ability to interpret, evaluate, and communicate detailed written or verbal instructions to others accurately and quickly. Able to effectively interact with various personality types with various experience and educational levels. Ability to communicate effectively, expressing or exchanging ideas by means of the spoken or written word.
Math Ability:
Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, calculate percentages, and calculate time in order to complete financial records, budgets, timesheets and other fiscal reporting information.
Reasoning Ability:
Demonstrated ability to apply general rules to specific problems to make sense. Demonstrated ability to combine pieces of information to form general rules or conclusions (includes finding a relationship among seemingly unrelated events).
Computer Skills:
Demonstrated proficiency in Internet, word processing, spreadsheet, presentation, computer and web-based training software, and database management programs in order to complete required reports and employment documents.
Certificates and Licenses:
Valid driver’s license and good driving record along with auto insurance required.
Supervisory Responsibilities:
Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members.
