Summary

 

The Analyst - Asset Management will be an integral part of the Asset Management Team ("AM Team") responsible for executing the business plan for a portfolio of affordable multi-family assets owned by BRIDGE Housing. This role will support the Lead Asset Manager in various tasks related to assessing market conditions, operations, property conditions, staffing, compliance, capital expenditures, rent collection, and leasing opportunities at each property within the portfolio. The Analyst will report to an Asset Manager or Senior Asset Manager. This position will be onsite 3 days a week and will be based in the San Francisco corporate office.
 

Duties and Responsibilities

 

Complete and file monthly, quarterly, and annual reports to ensure compliance with lender and investor as well as tax credit funding requirementsAssist in identifying and escalating significant issues to the Asset Manager/Senior Asset Manager Attend weekly asset management calls to discuss priorities, learn and contribute to discussions on best practicesParticipate in regular portfolio management meetings that are relevant to assigned propertiesContribute to the annual property budgeting process, including but not limited to developing and maintain cash flow and distribution projections, for assigned propertiesUpdate property databases In partnership with the Lead Asset Manager, conduct periodic inspections of all assets in sub-portfolio with particular attention to any troubled assetsAssist in annual property tax exemption filingsSupport the processes for reserve reimbursement and other capital project funding Ability to understand and research key documents (property audits, partnership documents, financing agreements, regulatory agreements, insurance coverages, tax returns, etc.)Analyze/investigate monthly property budget-to-actual results by comparing them to proforma and key performance indicators (KPIs) established for each propertyIn partnership with the Lead Asset Manager, prepare (or assist in the preparation of) monthly, quarterly, annual and special/periodic Board, senior management, investor, lender and regulatory agency reporting, as assignedTrain and support new staff members, as neededAssist with special projects and provide assistance to the asset management team as requested

 

Experience and Qualifications

 

Minimum of 1 to 3 years of relevant experience in commercial real estate, preferably with an owner, lender, manager, syndicator, agency, or real estate consulting groupBS/BA degree preferred Basic knowledge of finance, operations, and accounting principles in commercial real estate, with a willingness to learnAffordable Housing knowledge is a plusProficiency in Microsoft Excel, Word, and PowerPointStrong written and oral communication skillsStrong organizational skills with attention to detailDemonstrated eagerness to learn, contribute, and grow within the teamAbility to collaborate effectively with property management and ownership teams (external partners)A diplomatic and assertive approach to problem-solving, coupled with self-motivationCuriosity and a willingness to explore new approaches and solutionsMust have the flexibility to travel to properties

 

Working conditions

• Works in an office environment, with occasional travel to and work at property site locations

• Usually works a standard workweek

 

Physical requirements

• Ability to remain in a stationary (standing and/or seated) position more than half the time; ability to travel to offsite locations, and tour properties

• Ability to operate machinery and/or equipment that requires the constant use of hands/fingers/wrists more than half the time

• Ability to spend more than half the time viewing computer monitors

• Ability to move, lift, carry, push, pull, and place objects weighing less than or equal to 25 pounds without assistance
