Hours of Work: Managerial COMPENSATION: $ $180,387 - $189,144/ (EXE/1192 Hay Points) RESPONSIBILITIES: The Division of Facilities is seeking a candidate to provide executive leadership to the Facility Operations team by capitalizing on industry best practices in mechanical, electrical, and plumbing maintenance to ensure that all NYCT’s Non-Station Facilities are in a state of good repair. This includes but not limited to the following: + Lead day to day activities of in-house and external trades staff to improve employee environment and implement the best industry practices to maintain these assets in a state of good repair. + Develop and deploy teams of both internal and external resources to improve operating conditions of NYCT employees and implement standard building operating procedures across the portfolio. + Deploy world class preventive maintenance procedures for the portfolio ensuring that all inspections are documented, and critical issues responded to immediately. + Responsible for the development/enhancement of the work order system tracking response time, developing KPIs and holding staff accountable for year over year performance improvements. + Oversee the inspection, maintenance, and operation of all fire suppression systems for all the Department of Subways Assets. + Oversee the inspection, maintenance, and operation of all HVAC systems for all the Department of Subways Assets. + Review and make recommendations to improve existing polices, practices and procedures to continually improve the employee experience, worker productivity, and maintain state of good repair. + Develop, monitor and manage the facilities operations maintenance budget of personnel, overtime and non-personnel expenses within budgetary constraints to support projects and campaigns. + Responds to emergencies on 24/7 basis and provide leadership to the team throughout all emergency situations and develops action plans to provide for a rapid response to natural disasters, shorten recovery time and limit impact on employees. EDUCATION AND EXPERIENCE: A baccalaureate degree in Engineering, Business Administration, and twelve (12) years of satisfactory full-time professional experience, ten (10) years of which must have been in a managerial or supervisory capacity; -OR A satisfactory equivalent of education and experience. DESIRED SKILLS: • In depth knowledge of facility operations preferably in the Transportation Sector.
