Job Summary: The Asssistant Director of Engineering, Facilities is responsible for overseeing multiple maintenance teams, including hiring, training, and supervising maintenance managers and skilled-trades technicians across various specialties. The role involves managing maintenance operations, projects, budgets, and compliance with regulations, as well as developing and implementing maintenance procedures, preventative maintenance programs, and asset management systems. Additionally, the position requires coordination with other departments, long-term planning, and ensuring the efficient operation of facilities while adhering to safety standards and environmental regulations. Responsibilities Responsible for the support of six maintenance teams and the hiring, training, support, and supervision of their maintenance managers. Responsible for the hiring, training, support, and supervision of the Facilities Maintenance and Operations Manager and support and direction for the team of parkwide skilled-trades technicians; Boiler Lead, Electrician, Kitchen Tech, F&B Beverage Tech, Plumber, Mechanical/HVAC Tech, Locksmith, and Fuels Tech. Responsible for ensuring that all maintenance work orders, Tasks, and Service Contracts are accomplished in a timely and professional manner. Engage, contract, and provide project management duties for Projects associated with maintenance. Manage and assist in developing the maintenance process and procedures, preventative maintenance, and asset management programs. Coordinates Parkwide opening and closing procedures to meet other departments’ needs based on the opening and closing dates for the public. Assists with creating the department budget and is responsible for overseeing expenditures and labor to meet budget requirements in the Facility Division. Ensures all NPS-required NEPA and Section 106 compliance is planned, submitted for approval, and then programmed. Assists with training maintenance personnel and ensures all assigned staff receive the proper training and is documented. Set goals and expectations for location maintenance managers for annual operations. Responsible for the development and implementation of the Winterkeeping plan, hiring, training, and support for the Winterkeeping Team. Work hand in hand with Projects division of Engineering to transition completed projects to facilities operation with updated preventative maintenance schedules for new equipment. Should have the ability to stay focused on long range goals while being interrupted by daily operational distractions. Assist with the development of the annual Capital Plan. Assists with inspecting maintenance work areas for health and safety regulation compliance. Assists with compiling, evaluating, and disseminating all NPS-generated Condition Assessment deficiencies, Environmental Audits, and NPS Inspections for timely completion and documentation. Responsible for adhering to Xanterra’s Sustainability Program. Performs other duties as assigned. Qualifications Must have a degree in Building Technology, Construction Management, General Construction, or 5 years of equivalent experience. Must be proficient in supervising personnel in accordance with Xanterra’s policies and procedures. Knowledge of OSHA (General Industry 1910 and Construction 1926) safety and health standards in cooperation with Xanterra’s policies, procedures, and programs. Must be able to efficiently communicate and coordinate working relationships with all Xanterra’s departments and NPS personnel through effective writing and speaking skills. Must be proficient with all Microsoft products and programs as well as database programs. Must have a good working knowledge of operational standards for maintenance, utility activities and asset management and be familiar with the function of a CMMS system. Experience with Maximo would be a plus. Must have a general knowledge of procurement and general accounting practices. Must be able to read and interpret as-constructed drawings, operating and maintenance manuals and any other submitted documentation. Must be at least 21 years old and possess a current, valid, driver’s license with a good driving record for the past 3 years. Must be able to read, understand, interpret, and comply with all Xanterra’s company policies and procedures. Physical Requirements include: This position may require the use of respiratory protection and will require compliance with applicable OSHA regulations such as a clean-shaven face and a medical screening. Must be capable of lifting and moving objects weighing up to 50 pounds. Must possess the physical stamina to withstand heavy labor-related work in an outside environment. Must be able to walk long distances over uneven terrain and climb stairs and ladders in all types of weather conditions.
