Assistant Director of Facilities
General Statement of Duties:  Under general supervision, performs a variety of skilled electrical, mechanical, plumbing, construction, maintenance, modification and repair activities in commercial and residential settings to maintain all locations in a safe and effective working condition.  Assigns daily work to technicians and provides guidance and instruction to other Facilities technicians. 

Responsibilities:

Oversees and assists in productivity and efficiency of Facilities team, assuring that both are optimal.Assume supervision of facilities management technicians after one year of employment.Manages Facility vehicles and assures that all vehicles meet needs of each technician, assisting in procurement and outfitting of special vehicle requirements.Oversees projects when necessary, that of Directors as well as routine project work, i.e. decking, flooring, doors, windows etc.Assists in decisions requiring outside vendors and hiring of outside vendors.Assists Director in providing information about technicians for their annual reviews.Assists Director in working with management staff to access projects, determine the best utilization of agency resources and work cooperatively with programs to plan, schedule and assure work completion.Accepts responsibility for overall organization and cleanliness of shop and vehicles.Keeps team current with ADA regulations.Assists in procurement of all major tools for team.Interacts with Assistant Directors and managers as to the efficiency and overall satisfaction of Facilities team performance.Develops and maintains positive relationships with local building departments, other town officials, suppliers and obtains needed building permits and inspection certificates as needed.Performs routine, regular and emergency maintenance repair activities using accomplished electrical, plumbing, mechanical and carpentry skills, including replacing or installing locks, fuses, fixtures and electrical outlets, repairing windows and troubleshooting and repairing mechanical systems, including HVAC, boilers and furnaces.Maintains an organized tracking system for work performed, completing daily logs of work orders received without previous paperwork, marking work requests completed with time taken to perform and date performed and recording associated expenditures.Provides guidance, training and instruction, as needed, to other maintenance technicians.Makes decisions on work priorities with Director on a regular basis.Identifies potential problems and performs preventative maintenance and repair work as required.Responds to emergency situations on behalf of department and either makes or delegates  immediate repairs as appropriate to other staff, or calls outside vendor when further assistance is deemed necessary.Performs general clean up of job sites, equipment and tools and assures staff  do the same.Observes and implements appropriate safety practices while performing all duties, including driving, and follows all applicable laws, codes and standards, safety and environmental regulations and departmental and agency policies, procedures and protocols.Assists with other Facility Department responsibilities as required, including, but not limited to, painting, running errands, picking up supplies, moving furnishings/equipment involving persons served and/or administration staff and some cleaning, such as toilet overflows or gutters.Repairs, as required, appliances, including, but not limited to, washers, dryers, and ovens.Drives BAMSI vehicles from one work site to another obeying all safety rules and regulations..Conducts safety audits at all BAMSI sites annually or as needed or assigned.Conducts work in a professional and mature manner being courteous and respectful to persons served, staff and the public in all locations.Securely, carefully and appropriately maintains and respects tools, equipment, vehicles, furnishings and real property.

 

Qualifications, Skills and Abilities:

 

High school diploma or general equivalency diploma (GED) and at least 5 years of experience performing skilled maintenance and construction tasks, including electrical, plumbing, mechanical and/or carpentry tasks.  5-7 years of previous supervisory experience.5 years of project management experience.Valid Commonwealth of Massachusetts Construction Supervisor License.General aptitude and demonstrated competencies in all functional areas of facilities maintenance, including HVAC, Electrical, Painting, Carpentry and Plumbing.Possession of valid driver’s license and satisfactory driving record.Must have the ability to regularly climb ladders, to lift and move objects weighing up to 100 pounds and to work in outdoor environments in a variety of weather conditions.Must possess knowledge, experience and skill in the use of use of various hand and power tools.Must be able to pass criminal background check (CORI).Demonstrated organizational, project management and time management skills.Frequently working alone or without close supervision, must demonstrate a strong self-directed work ethic and trustworthiness.Must successfully complete all BAMSI training and refresher training required for this position in a timely manner.
