Assistant Maintenance

Job Overview:  

 

The Assistant Chief Engineer is responsible for in-unit and common area maintenance and repair

needs of the Association under the direction of the Chief Engineer.

 

Your Responsibilities:

Ensure quality checks on building mechanicals inclusive of HVAC, plumbing, electrical and related systems. Maintain documents of inspections and related code compliance Provide oversight of contractors and ensure contractual fulfillment of services. Recommend, implement, and maintain quality controls for building systems and staff safety. Be current on mechanical, technical and management trends for optimizing efficiency of maintenance operational needs of the Association. Maintain inventory of supplies at minimal cost and optimum efficiency Manage timely, accurate and complete reporting of projects, incidents, and work-orders. Training junior staff to meet changing maintenance needs and related technology. Ensure effective response to emergency and on-call needs of the Association. Delegate maintenance tasks to team members. Conduct regular team meetings. Test and recommend new maintenance products. Conduct general and in-unit repairs/work requests submitted by residents and Management. Maintain in-unit supplies inventory and seasonal supplies such as calcium chloride ice-melt. Ensure daily team updates regarding any observation during walk throughs, provide resolution and inform supervisor. Perform routine maintenance schedules or projects prepared by Chief Building Engineer including, but not limited to minor plumbing, carpentry and electrical repairs, and other interior/exterior maintenance as needed. Investigate, contain, and stop leaks. Prepare leak reports. Respond to fire alarm activations. Responsible for snow clearing and deicing, including maintaining and utilizing motorized snow and related equipment.

 

Skills & Qualifications:

3 - 5 Years Maintenance or Related Experience Ability to understand/decipher architectural drawings and building blueprints. High School Diploma/Equivalent (GED). Ability to complete assigned tasks in a timely manner. Must have the ability to work as part of a team and demonstrate flexibility. Experienced in operation of boiler and mechanical systems. Knowledge and experience with plumbing, electrical and carpentry trades Review/assign all work orders for mechanical and in-unit repair services. Review pending projects with staff and ensure completion. Staff management and reporting. Ability to read technical manuals and drawings. Excellent communication and interpersonal skills. Strong organizational skills. Strong written and verbal communication skills. Excellent word processing, mathematics and computer skills required. Experience in property management and BuildingLink a plus.

 

Physical Requirements:

Capable of working extended hours, including evenings, weekends, and holidays as necessary. Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed. Ability to lift 50 lbs. Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone. Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 50 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary. This position will alternate between working indoors in a controlled climate and with proper lighting, in an outdoor setting with variable climate and lighting. Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills. Must be able to work in small and confined spaces for extended periods of time. Must have finger dexterity for typing/using a keyboard.

 

Supervisory Responsibilities:

Assist in management of the maintenance staff/team. Reports directly into Association’s Chief Building Engineer

 

Schedule: Sunday - Thursday 9am - 5pm

Compensation: $26.00 - $28.00 per hour
