The position: The Assistant Maintenance Manager will carry out the duties necessary to maintain and enhance the value of the assigned community and will assume the Maintenance Manager responsibilities when Maintenance Manager is not available.
Responsibilities Ensure prompt coordination and response to emergency on-call and after-hours maintenance assignments.Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system. Address pending tasks and set clear completion expectations.Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work.Troubleshoot, diagnose, and proficiently repair a variety of issues, including HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance.Perform sheetrock repairs to maintain the community's aesthetics and structural integrity, ensuring that any damage is promptly addressed.Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws.Collaborate effectively with maintenance team members, other departments, and external contractors to ensure seamless property maintenance, fostering teamwork and cooperation.Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property.Assess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being.Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization.Assume the responsibilities of the Maintenance Manager in their absence, ensuring the continuity of maintenance operations and decision-making. QualificationsEducation & Experience:
One year of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.High school diploma or GED – Preferred EPA certification requiredCPO – PreferredBasic skills in Microsoft Office SuiteValid driver’s license – RequiredPhysical Requirements:
Must be able to walk, stand, climb stairs or ladders and access various areas of the propertyMay be required to push or pull items and reach overheadMay be required to bend, stoop or kneelMay require dexterity of hands and fingers and ability to grasp toolsMust be able to see to perform inspections, read blueprints and schematics and read computer screensMust be able to hear and understand verbal communications in person and over the phone or computerMust be able to hear to detect sounds indicating potential issues, such as machinery noises or alarmsMay occasionally be required to lift or carry items weighing up to 50 pounds. Occasionally lifting heavier items with assistance of team members or lifting equipmentMust be able to operate various maintenance tools including power tools, ladders and lifts.Must be able to operate a computer, keyboard, mouse and other office equipmentWork Environment:
This role is based on site and requires that the employee spend time outside with exposure to the elements. May require working in confined spaces, heights and potentially hazardous areas
