Job Description
We are seeking a mid-level Assistant Project Manager to join our team. The successful candidate will oversee in-house bid coordination for hotels and car washes. This role is ideal for candidates with over 5 years of experience as a Project Manager who have managed a diverse portfolio of commercial projects valued at $10M+. Candidates with ground-up or design-build experience are highly preferred.
ResponsibilitiesCoordinate all activities with the Superintendent and project team.Own all project finances.Organize, understand, and maintain up-to-date contract documents.Prepare the project construction schedule in conjunction with the Superintendent and required subcontractor input.Coordinate the intent and implementation of the final project budget.Issue all subcontracts.Plan and schedule projects.Prepare a master submittal schedule and submittal log.Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.Receive, review, document, and administrate the resolution to all project-specific issues.Receive, review, and process all subcontractor Requests for Information and Requests for Proposal forms.Prepare, distribute, and acquire approval of all Owner Change Order Requests.Prepare and distribute all subcontractor Change Orders and associated budget revisions.Prepare and distribute the monthly Owner Applications for payment.Oversight of all project administrative logs and close-out activities.Essential Skills5+ years of experience as a Project Manager.Experience managing a diverse portfolio of commercial projects such as fire houses, medical facilities, retail, hotels, apartments, pharmacies, and multifamily or mixed-use projects valued at $10M+.Commercial PM or APM experience for 2+ years.Ability to work independently.Strong communication and organization skills.Additional Skills & QualificationsGround-up experience on projects valued at $3M+.Experience with commercial projects such as hotels, apartments, fire houses, pharmacies, and car washes.Construction management degree is a plus but not required.Coming from a general contractor is a plus.Experience with submittals and construction documents.Work Environment

Pay and Benefits
The pay range for this position is $60000.00 - $70000.00/hr.
