DUTIES: Position will participate in the activities associated with expansive development and large construction projects by reviewing project specifications, blueprints, and building plans, supervising the construction site personnel and contractors, inspecting and approving completed work, managing the project budget and expenses, and ensuring compliance with all safety, code, and construction-related codes; participate in project planning meetings, reviews, run weekly construction meetings, produce weekly reports and provides input into the project’s scope of work and specifications, and the timeline and construction schedule to ensure an on-time and on-budget project completion; review bids and proposals from contractors and sub-contractors, develops, negotiates, and approve contracts, and provide for the acquisition of materials, supplies, and other service providers required to complete the project; review and recommends change orders or amendments to the specifications, blueprints, and plans when appropriate, and ensures related documents and budgets are amended as needed to reflect changes to the project specifications; monitor work at the construction site, makes routine quality control inspections for compliance to code and safety standards, troubleshoots and resolves issues that may affect the construction schedule, and appropriately surfaces concerns to key business leaders when required; communicate with key business leaders to provide updates on the status of projects, surface and address concerns, and plan specific actions as needed to ensure the on-time and on-budget completion of the projects; conduct project site inspections as needed to monitor progress and support project-assigned team members, steps in as needed to address and resolve issues and problems, and recommends, approves, and implements modifications to the project plans, schedule, staffing, or budget as needed; and, complete various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary. Requires travel up to 10% to various unanticipated worksites in the Northeast.
REQUIREMENTS: Position requires a Master’s degree (or foreign equivalent) in Civil Engineering, Construction Management or a related field plus three (3) years of related post-baccalaureate work experience in the job offered, or in an Assistant Project Manager - related occupation. Alternatively, employer will accept a Bachelor’s degree (or foreign equivalent) in Civil Engineering, Construction Management or a related field plus five (5) years of progressive related post-baccalaureate work experience in the job offered, or in an Assistant Project Manager - related occupation. Experience must include the following:
Demonstrable knowledge of the development and new construction business from both a technical standpoint, and from a project management standpoint;Demonstrable knowledge of MEP and structural trades related to multifamily constructions;Demonstrable experience with time-management and project management skills and able to track, report and manage multiple projects and priorities meeting set deadlines;Demonstrable experience performing routine quality control inspections for compliance to code and safety standards, troubleshoot and resolve issues;Demonstrable experience reviewing and recommending change orders or amendments to the specifications, blueprints, and plans; and,Demonstrable experience using the following Project Management and Construction Software: Procore, Bluebeam, and P6 scheduling.Requires travel up to 10% to various unanticipated worksites in the Northeast.

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
