Independently meets with current and prospective physician tenants to ascertain needs and qualifications. Accompanies prospects to potential lease sites and discuss size and layout of rooms, available facilities and explain the lease process. Negotiates, drafts and ensures the execution of all approved leases and lease related documents. Strives to exceed customer, and co-worker's expectations.Serves as a liaison between the MOB administrative, accounting and engineering staff and tenants on resolving day-to-day operational issues. Serves as a liaison between appropriate hospital CEOs and supporting staff and tenants to ensure complaints, service concerns and other issues are resolved in a timely manner.Initiates contributions towards improvement of department scores for turnover/retention/employee engagement, i.e. peer-to-peer accountability.
SERVICE ESSENTIAL FUNCTIONS
Promotes the buildings through management relationships, publications and correspondence to current and potential tenants. Coordinates with tenants, moving contractors, and security to ensure orderly and efficient tenant move in or out. Assist with office keys, mail keys, and signage. Focuses on excellent tenant and client relations.Provides day-to-day monitoring of vendor performance to assure full compliance with standards established within the service agreements.Prepares and maintains monthly tenant service reports to document various tenant requests. Rotates as Administrator on Call for after-hours problems that arise in all MOB's, which includes assessing the level of the problem and notifying appropriate staff.Work with Tenant prospects on space planning, architectural plans, and project costs. Review contractor bids and present bids to tenants. Assist Tenants in making selections of carpet, paint, etc. for improvements.
QUALITY/SAFETY ESSENTIAL FUNCTIONS
Assist the Property Manager with space planning, tenant construction pricing and construction documentation. Assist the MOB staff in demonstrating knowledge related to environmental and safety requirements.Coordinates with co-workers to prepare leases for execution, which includes reviewing the lease terms against established standards and bringing focus and recommended resolution to the attention of the Director for discussion in lease negotiations with Legal Services. Independently prepares the lease negotiation discussion topics for the Director's presentation to Legal Services.Review all leases, subleases, timeshares, timeshare calculations to ensure correct square footages, rent and improvement allowances.
FINANCE ESSENTIAL FUNCTIONS
Assist in ensuring lease agreements and lease related documents are drafted for and reviewed for accuracy regarding the financials. Assist the Property Manager and MOB accounting staff in rental collections, A/P and A/R.Assist the Property Manager in preparation of the annual operating Budget to include rental income and expense projections and tenant improvement projections Facilitates and coordinates planning and budget pricing with tenants and building architects and assists tenants throughout build-out process. Composes monthly leasing activity reports on each property, including the project leasing activity and revenue for the property's budget analysis.Prepares and maintains information for market surveys, occupancy reports, lease expiration reports, availability reports, stacking plans, and various other reports as requested or necessary for the portfolio. Updates and maintains a waiting list for all properties in the portfolio. Ensures leasing control books are accurately maintained.
GROWTH/INNOVATION ESSENTIAL FUNCTIONSCoordinates, prepares and updates various documents and studies that are true and correct in all aspects in order to give management a factual understanding of MOB status which includes review of control books, gather data and generate special reports regarding occupancy and specialties. Maintain and update building standards library.Offers innovative solutions through participation in performance improvement projects and activities. Completes and updates My Development plan on an on-going basis, including the development of advanced skills. Ensures own career discussions occur with appropriate management.

WORK EXPERIENCE
Three years progressive experience in assisting management with medical building leasing and operations or related experience. If HM employee, two years experience in building leasing/contract administration License/Certification LICENSES AND CERTIFICATIONS - REQUIRED
