We are seeking an Associate to join the Brookfield Properties U.S. Office Division in our west coast region. In this role, you will play a key part in inspiring change and continual improvement. Role & Responsibilities:Support the Asset Management department in achieving the region’s financial performance by maximizing asset values, investment returns, and leasing performanceMentor and train analysts to model expense, recovery profiles and best practices in Argus Enterprise for quarterly valuations, annual business plan and ad hoc analysisResponsible for consolidating and preparing quarterly summary reports on behalf of analyst team to discuss leasing and capital updates & impacts to value with Senior ManagementDuring quarterly reporting and annual business plan review, tracks deliverables and schedules meetings with Senior Management and Analyst team to ensure deliverables are timely and accuratePrepare detailed cash flow projections and analysis of existing properties, including analysis for proposed lease transactions, investments, and financial supportWork as part of a team to provide analytical, modelling, project management, and reporting support to senior executives across various groups including Asset Management, Leasing, Operations & Accounting, Construction & Development, Capital Markets, and InvestmentsConduct market research and prepare presentations using market data for management reviewContribute to the thorough completion of all tasks related to the annual Business Plans, including coordinating and collaborating with respect to the generation of: market leasing assumptions, specific leasing assumptions and inflation curves, operating and capital budgets, cash flow projections, and individual asset strategiesCoordinate and prepare responses to lender and auditor inquires on property performance, valuations, and projectionsEngage and direct third-party firms in the preparation of independent valuations for IFRS comparisonConfidently prepare timely quarterly IFRS presentation material, including contextual commentary and variance explanationsQuickly respond to ad hoc information requests from Fund Partners, external auditors, and lenders

Your Qualifications:Must be based in San Francisco, CAMinimum 3 years of experience in real estate corporate finance, real estate development or research with a financial advisory firm, financial institution, investment bank, or investment fundBachelor’s or Master’s degree in related major (Finance or Business Administration)Strong real estate financial modeling skills with in-depth knowledge of Argus Enterprise, requiredAdvanced Proficiency in Microsoft Office tools, especially ExcelExcellent numerical aptitude and arithmetically proficient with a sound understanding of NPV, IRR and TVM principlesStrong analytical ability, understands minutiae as well as macro-level impacts and provides meaningful conclusionsExcellent interpersonal, analytical, and problem-solving abilityStrong written and verbal communication skillsSelf-motivated and proactive, both with respect to managing workload and own professional developmentAbility to handle a large volume of work; strong organizational skills and ability to prioritize work and meet deadlinesHighly detail-oriented; ability to problem solve and propose real-time solutions to Senior Executive ManagementProven history of excelling within team dynamics

Compensation & Benefits:

Salary Type: Exempt

Pay Frequency: Bi-weekly

Annual Base Salary Range: $125,000 - $135,000

Medical & Pharmacy Coverage: Yes, under Brookfield Medical Plan

Dental Coverage: Yes, under Brookfield Medical Plan

Vision Coverage: Yes, under Brookfield Medical Plan

Retirement: 401(k)

Insurance: Employer-paid life & short/long term disability
