Job Description

Brookfield Properties has an immediate in-office need for an Associate to join our Capital Markets team at our Retail Corporate Office in Chicago, Illinois.

Position Summary

Within Brookfield Property Group, the Capital Markets team is primarily responsible for all of Brookfield’s property and corporate financing initiatives, capital structure optimization, and business plan maximization. Additionally, the Capital Markets team is responsible for Lender relationship management, consolidating and coordinating with the larger Capital Markets team on the global financing activities across the broader franchise. Members of the Capital Markets team operate across a variety of real estate capital markets products: secured and unsecured property financings, securitization, public market debt and equity transactions, interest rate hedging products, and currency hedging.

Responsibilities

Support in the preparation of loan solicitation materials, including property underwriting, property overviews, financing book due diligence, transaction strengths & weaknesses, Q&A from potential lenders, bids/quotes analysis, loan document negotiation and diligence, and response to third party inquiries

Lead the process of building a financing book, including underwriting the asset, highlighting investment merits, and compiling relevant information one would need to get a holistic view of market status, tenancy, and performance

Work with Asset Management, Property Accounting, and Leasing to complete financing request package as well as answer Lender questions throughout the financing process

Coordinate third party reports with lenders, including engineering, environmental, seismic, zoning, and appraisal

Answer questions or concerns regarding properties in connection with loan transactions, securitization and other ongoing compliance matters

Constantly monitor status of maturity ladder and potential refinancing activity along with any potential accretive refinancing opportunities

Interact frequently with the Investments and Legal team around loan realities and potential asset sales, outparcel sales, changes in collateral, lease approvals, etc.

Create monthly and ad hoc reports utilizing HFM, Excel, Business Intelligence or any other software needed

Utilize third party applications for creation of reports

Monthly debt reports from Chatham Direct

Ad hoc scenarios involving all or certain groups of assets and debt metrics

Perform other ad hoc analysis as needed, both property specific (“Property Summary”) and portfolio

Quarterly check of 10-Q/Supplemental information related to corporate debt and other details

Assist in analysis of potential investments and preparation of approval memos used to evaluate investment opportunities

Prepare reports, presentations and memos for senior management, board members, and third parties

Continue to maintain relationships with lenders and other capital source providers post loan closing by helping with securitization and compliance questions

Help with the negotiation and review of loan/legal documents

Qualifications           

High School Diploma or GED required

Bachelor's Degree Required

At least two to four (2-4) years of relevant real estate mortgage experience

Previous experience in real estate mortgage credit and an understanding of capital structures and the loan closing process is preferred

Financial modeling skills including a high degree of proficiency with Excel, Argus and PowerPoint experience is a plus

Significant transactional experience, including familiarity with loan documentation and loan closing

Self-motivated and driven; ability to work effectively in a fast-moving, demanding and dynamic environment

Demonstrated academic success with a bachelor’s degree in areas such as finance, accounting, or other analytical/quantitative fields from a top university

Strong intellectual curiosity for the subject matter, analytical skills and creative problem-solving ability

Impeccable integrity and trustworthiness with the desire to lead a transaction

Ability to multi-task and work in a very fast-paced environment with firm deadlines

Compensation

Salary type: Exempt Pay Frequency: Bi-weeklyAnnual Base Salary Range: $110,000 - $130,000 Annual Bonus: 30%
