Associate Director - Office Leasing Job ID 191327 Posted 22-Feb-2025 Service line Advisory Segment Role type Full-time Areas of Interest Sales & Leasing, Sales/Brokerage Location(s) Bangkok - Krung Thep Maha Nakhon - Thailand **RESPONSIBILITIES:** + Conduct comprehensive market research to identify emerging trends, opportunities and challenges in the real estate sector, providing actionable insights to clients. + Facilitate negotiations between landlords and tenants, ensuring that agreements are mutually beneficial and align with client objectives. + Develop and maintain robust relationships with clients, stakeholders and industry professionals to enhance business opportunities and foster loyalty. + Actively engage in networking to expand the company’s presence and influence in the market. + Track and report on market inventory, vacancy rates and rental trends to inform strategic decision-making and sales forecasting. + Organize and participate in open houses and property tours for potential tenants, ensuring a professional and informative experience. + Train team members on best practices for conducting property showings. + Monitor lease expirations and renewals, assisting clients in strategic planning for property management and maximizing occupancy rates. + Develop proactive strategies for tenant retention and lease negotiations. + Provide ongoing support to clients throughout the leasing process, addressing any questions or concerns promptly and effectively. + Stay updated on local zoning laws, regulations and market conditions to provide accurate and relevant advice to clients. + Assist in financial analysis, including cash flow projections, investment return calculations and property valuation assessments, to support client investment decisions. + Implement initiatives focused on enhancing the overall customer experience, from initial contact through the closing process. **QUALIFICATIONS:** + Bachelor’s or Master’s degree in any related field. + Minimum of 7-10 years of experience in commercial real estate sales/lease, with at least 3-5 years in a leadership role. + Proven track record of achieving and exceeding sales targets and managing high-performing sales teams. + Deep understanding of the real estate market, including current trends, regulations and best practices. + Strong leadership abilities to inspire, motivate and develop a diverse sales team. + Excellent verbal and written communication skills, with the ability to present ideas clearly to clients and stakeholders. + Strong analytical skills for market research, performance tracking, and financial analysis. • Proven ability to build and maintain a strong network of industry contacts, including clients, stakeholders, and other professionals. • Strong problem-solving abilities, with a proactive approach to addressing challenges and finding solutions.
