Associate Project Manager – New Build Construction Team

JLL is currently seeking a dynamic Associate Project Manager specializing in commercial construction to join our Project and Development Services team. Our team’s priorities are:

WHAT THIS JOB INVOLVES

Supporting and managing industry changing projects

As an Associate Project Manager at JLL, you will be directly responsible for working with a team to deliver challenging construction projects.Your continuous development of skills and adoption of new technologies is key to the impact you will have in this role.You will interact with clients and vendors to negotiate contracts, manage project related documentation, track vendor RFPs, conduct weekly meetings and develop scope and schedule of assigned projects.Your knowledge of construction and/or architectural industry will speak to your ability to support your team in delivering interesting and industry changing projects.

You are focused on creating an energized and collaborative environment. Your primary focus will be project delivery and driving client satisfaction through teamwork and relationship development.You are proactive and forward thinking, seeking to understand the needs perspectives and motivations of clients.You will deliver consistent, timely, high quality work meeting project requirements in a cost-effective way.You will also be able to manage minor renovation projects and assist in managing projects of varying sizes.

New Build APM role Responsibilities

General requirements:

Assist PM with keeping project's data integrity accurate and up to date.

Manage, track and file all project documentation, which includes:

ApprovalsProposalsChange Order RequestsSubmittalsRFIsShop DrawingsMeeting MinutesInvoicesPunch List

As it relates to the Due Diligence Phase:

Gather all documentation (proposals, reports, etc.) from AOR and Environmental teams.Maintain Due Diligence folder in PM Web.Attend DD Review Call and manage Meeting Minutes.Participate with PM/TL in developing scope, budget and schedule assigned projects.Once CERP is approved:Assist PM/TL with CERP breakdown for budget loading (prior to submission to PC).Develop and maintain (bi-weekly) project ACR with input from PM on anticipated costs through project closeout.

As it relates to the Design and Entitlement Phase:

Participate in CD Kick-Off and CD Page Turn Review sessions and manage Meeting Minutes.Participate in Bi-Weekly Project Status Calls with Client, AOR, PM and TL through project Turnover.

As it relates to GC RFP Process:

Assist PM in developing forms for GC RFP Request to JLL Sourcing.Participate in Bid Leveling Calls with PM, JLL Sourcing and GCs.Participate in GC Award Recommendation Call with PM and JLL Sourcing.Once construction starts:Participate in Weekly Construction Site Meetings and manage Meeting Minutes.Prepare and update Bi-Weekly Project Progress Reports with input from PM through Opening Day.Serve as the main POC for the ATM PM as it relates to all ATM project scope. With oversight from PM, manage the Decom project associated with Relocations As it relates to Change Order Requests:Participate with PM, AOR and Vendors in the review of COR, supporting documentation and associated impact to scope, budget and schedule.Secure AOR and Client COR approvals after reviewed and approved by PM.

As it relates to Punch List:

Attend Punch List Walk Thru with PM, TL, RL, FM and AOR.Document all punch list items with AOR and upload Official Punch List to OVP.Track and manage the completion of Punch List items with GC and other Vendors.

As it relates to Turnover and Closeout:

Attend turnover meeting with PM, FM, AOR and Client.Track and manage the completion of Day-2 items.Lead the collection of all necessary documentation to assist with project closeout.

Education and experience

A Bachelor’s degree from an accredited institution in architecture, construction management, business, accounting, engineering, or real estate is PREFERRED3+ years of relevant experience, related to project or construction management.Commercial construction project management experience PREFERRED
