The Fac Ops Sr Facilities Mgr is a strategic professional who stays abreast of developments within own field and contributes to directional strategy by considering their application in own job and the business. **Responsibilities:**
+ Provides end to end facilities operations support including design & construction project management, physical operations and maintenance of building /facilities.
+ Asset manager is responsible for a asset management of a mixed portfolio of offices, retail and data centers supporting the business.
+ Key customer liaison with businesses and tenants to facilitate all occupancy needs and requirements.
+ Liaising with building owners, managing agents and tenants (if any) on all aspects of asset management activities but especially to lease obligations and building resilience.
+ Liaising with and supporting, where applicable, other Citi Realty Services (CRS) functions to ensure effective project delivery and customer service.
+ Manage the day to day operational aspects of all Citigroup corporate premises. key back up to the CRS country head.
+ Developing, implementing and managing a country asset management strategy for the portfolio to support the business plan.
+ Responsible for the overall coordination and management of energy management and energy conservation programs and procedures throughout the sub-region; coordinate overall energy awareness program with staff and out-sourced personnel with a focus on expense reduction initiatives through energy conservation.
+ Providing ad hoc reports to CRS local and regional management.
+ Overall Profit and Loss (P&L) responsibility for property assets under management.
+ Manage, controls, analyzes, forecasts and reports expense for each assigned facility.
+ Manage closely utility consumption and develop and administers a comprehensive expense reduction program.
+ Preparing annual budgets for all asset management capital works and expenses; monitoring expenditure against plan and preparing variance analysis reports.
+ Inventory management of Citigroup’s non-technology assets including reporting to local financial control teams and external auditors.
+ Developing and managing a full facilities management program utilizing and coordinating contracted services and vendors engaged in fabric, plant and equipment maintenance.
+ Conducting proactive vendor management in line with Citigroup procedures; to include maintenance of approved vendor list, tendering, awarding and monitoring of contracts and any other procurement activity related to the asset management function.
+ Management of all aspects of outsourced resources including performance measurement through the development and utilization of service level agreements and key performance indicators.
+ Ensuring compliance with Citigroup’s CRS operating policies and procedures, Health and environmental standards and with all related local regulations; employing continuous improvement techniques to work toward minimizing/eliminating health, safety and environmental risks to staff, clients and contractors as well as to premises and assets.
+ Ensure compliance with asset management related Citi / CRS policies and standards, together with any local authority regulations. Maintain records and reports as required.
+ Identify and investigates legal and regulatory issues; responsible for maintaining code compliance, environmental guidelines, critical systems testing and emergency procedures in the facility.
+ Ensure preventive facilities maintenance program is maintained and regularly updated as required, utilizing and coordinating contracted services and vendors, in accordance with Citi’s guidelines in order to minimize equipment failure and maximize equipment efficiency; periodically inspect facilities and ensure proper operation and management of all building systems.
+ Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency.
**Qualifications:**
+ 6-10 years relevant experience
+ Proficient in Microsoft Office with an emphasis on MS Excel
+ Self-motivated and detail oriented
+ Proactive leadership and motivational skills
+ Consistently demonstrates clear and concise written and verbal communication skills
+ Proven influencing and relationship management skills
+ Experience in building operations and management
**Education:**
+ Bachelor’s/University degree, Master’s degree preferred
+ Education: Ing. Civil / Arquitecto.
+ Industry / Previous Experience: mínimo 10 a 15 años de experiencia Project Director / Project manager.
+ De preferencia en sector retail y corporate.
+ Inglés: intermedio.
+ Technical Skills / Knowledge: paqueteria office, principalmente excel intermedio. Auto cad, project de Microsoft.Conocimiento de sustentabilidad.
