What you’ll do:  

BOC Specialist will be primarily responsible for monitoring and operating the Building Automation System and sometimes answering the Service Desk phone and creating work orders in the site work order system. In this position, you will be expected to apply adjustments in the Building Automation System in response to tenant calls, work orders, alarms.

Responsibilities:

CALL AND SITE COORDINATION: 

Works with call center to log and identify problem areas in the building.  Assists other trades in the field in the active troubleshooting of systems.  Monitors system for alarms, provides reports and performs triage on system reports and performs triage on system messages. 

SYSTEM OPERATIONS: 

Monitors controlled systems for performance and problems.  Backs up application software and checks network integrity of control devices.  Debugs and simulates programs, checks calibration of hardware/software devices, configures parameters and tests control components and software.  Performs function check of all control systems and documents results.  Sets up alarms for optimal efficiency and response. 

SERVICE: 

Responds to service calls by determining the problem, identifying the cause, and implementing a solution to address the issues.  Works with the customer to recommend and adjust a maintenance program for their system. Identifies and implements long term service strategies.  

PERFORMANCE QUALITY: 

Performs all work in accordance with contract documents and applicable company standards.  Performs work to meet the required response times and to facilitate others to meet response times. Develops and maintains procedures and check lists for the execution of service calls, system routine maintenance and commissioning tasks to maintain consistency and completeness of the work. 

COMMUNICATIONS: 

Keeps Client/Call center informed of questions, progress, information needs, and discrepancies in system and other issues impacting the operation of the building and comfort of occupants.  Initiates follow up action to secure needed responses in a timely manner.  Using real time judgement to escalate building issues to the proper entities. 

Requirements:

High school diploma or GED with at least 10+ years of progressive experience. Vocational school or associate degree in a technical trade preferred.  Three years BAS monitoring and DDC controls experience within the building controls industry.   Clearable US Citizen with ability to obtain & maintain HSPD & Secret, preferred HSPD-12 & Secret Active Ability to operate a Windows PC. Ability to read and interpret technical documentation including sequence of operations, technical product literature, programming manuals and specifications. Ability to troubleshoot basic communications wiring, control logic wiring and end devices. Knowledge of building mechanical and electrical equipment functions and use, HVAC systems control applications and relevant hardware and software products. Knowledge of commonly used networks and network topologies. Ability to work at a computer terminal with mouse and keyboard for extended periods. Good customer communication skills.

Pay range: $36.52-$55.00   

Abilities

Lifts at least 100 pounds at one time and 60 pounds for an extended period of time. Relocates a 12-foot stepladder without assistance. Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders. Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis. Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English. May use a standard ladder without exceeding the weight limit while carrying tools. Tell when something is wrong or is likely to go wrong.  It does not involve solving the problem, only recognizing there is a problem. Apply general rules to specific problems to produce answers that make sense. Combine pieces of information to form general rules or conclusions (including finding a relationship among seemingly unrelated events). See details at close range (within a few feet of the observer).
