Building Automation Systems Specialist
JOB SUMMARY: Building Automation Systems (BAS) specialist install, repair, and commission computer-based control systems that control and monitor a building’s mechanical and electrical equipment including heating, ventilation, and air conditioning (HVAC), chiller plants, energy management systems, lighting control systems, traffic control systems, electric vehicle chargers, waterway navigation systems, building access control equipment and systems, ADA door openers, vehicle gate arm and height bar alarms, solar energy systems, meter installation, replacement and calibration. Technician will interface with customers to service our client’s BAS needs. Support miscellaneous UO Maintenance and Ride/show department electronic/energy management needs. Coordinate with Operations personnel to identify and analyze system problems. Monitor Honeywell Fire Alarm Life Safety Systems. MAJOR RESPONSIBILITIES: + Perform maintenance for BAS, fire alarm life safety systems, security systems, energy management systems, chiller plant control systems, lighting control systems, traffic control systems, electric vehicle chargers, waterway navigation systems, building access control equipment and systems, ADA door openers, vehicle gate arm and height bar alarms, solar energy systems and metering equipment site-wide. Perform system monitoring and trending, troubleshooting and program adjustments and changes to the BAS as required and coordinate with contracted service firms for more extensive modifications. Provide detailed record keeping for work performed via work orders in Maximo data management system. + Perform daily hot/cold quick calls to ensure guest/team member comfort while maintaining maximum energy efficiency and system performance. Perform preventative maintenance on HVAC BAS software/hardware system components to ensure efficient operation. Replace non-functioning equipment or sensors to ensure controls sequences are operating as intended. + Makes recommendations for system program and equipment changes or upgrades to ensure maximum system performance and ensure maximum energy conservation to systems site-wide. Communicate system changes to HVAC and affected departments. + Perform building fire alarm inspection and testing in accordance with NFPA requirements. Perform fire alarm and associated system maintenance per Maximo PM Schedule. + Supports miscellaneous Maintenance and Ride & Show department electronic maintenance as needed. + Understands and actively participates in Environmental, Health & Safety responsibilities by following established UO policy, procedures, training and team member involvement activities. + Performs other duties as assigned. EDUCATION: Associate degree (AA) or equivalent, or technical school preferred. EXPERIENCE: + 6+ years equivalent BAS control technician experience required. + Experience with computer-based software required. Honeywell EBI Life Safety maintenance/monitoring preferred; + or equivalent combination of education and experience. CERTIFICATIONS, LICENSES, REGISTRATIONS: + Valid Florida Driver’s License required to operate company vehicles. + Additionally, a Journeyman, Contractor, or Masters licenses with a minimum of 8,000 hours of relevant job experience that is issued by a Municipality, City, County, State, for the MEP trades is required. + National Institute for Certification in Engineering Technologies (NICET) Fire Alarm Certification (Preferred). + Niagara Framework Technical Certification (Preferred), Johnson Controls Metasys (ADS/ADX) (Preferred), + Honeywell or any other BAS/DDC System (Preferred).
