What this job involves –

Primary responsibility is to oversee the efficient operations and maintenance of all building systems, including the day-to-day training of the operating staff.  Also, the Chief Engineer is responsible for the supervision of the operating team.  He will apprise the General Manager of any, and all conditions affecting building services and tenant comfort. The specific areas of responsibility include but are not limited to tenant services, staff supervision and development, purchasing and technical proficiency.   Assumes the responsibilities of the General/Operations Manager when the General/Operations Manager is not on site.

Your day to day:

Supervises and directs maintenance staff and monitors performance of their assigned responsibilities.  Performs and/or directs the performance of all maintenance departmental service requests, insuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.  Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.  Manages departmental staff, including selection, scheduling and job assignments; counseling, appraisals and recognition; recommending salary, promotional, disciplinary, termination and other personnel actions.Will work with the client and tenants to schedule equipment to be taken off line so that preventative maintenance can be performed. Monitors operation of electrical and mechanical equipment supporting the facility and facility’s critical operations.  Requires the ability to analyze the operation of the various systems, determine the cause of any problem / malfunctions and corrective action as required.Understands the engineering design and operational aspects of the MEP Systems and Components.  Must be able to immediately recognize system shortcomings and respond to operational and emergency situations.Provides training and support aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to: demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and trouble shooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.Participates in facilities remodeling, new construction, and other planning activities of other departments. Manages and monitors construction and repair projects.Monitors operation and maintains refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required.  Oversees repair and P.M. of HVAC systems; determines frequency of repair and/or P.M. for HVAC systemsInsures the availability of an adequate inventory of tools and other supplies to operate the building. Specific duties include but are not limited to: preparing and submitting purchase orders requests, developing sources for stock materials and performing periodic checks of inventory levels and equipment conditions.Directs the performance of contracted maintenance work as needed.  Specific tasks include but are not limited to: insuring the timely performance of maintenance contract work, overseeing the fulfillment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.Plans and manages the applicable sections of the budget allowing for appropriate control and utilization of client’s resources.  Recommends and estimates facility repairs and improvements for inclusion in the annual O&M budget. Complies with departmental policy for the safe storage, usage and disposal of hazardous materials.   Responsible for the short-term and long term training of the operating and maintenance team. Required to develop a site specific training matrix covering all MEP systems to ensure all engineering personnel develop MEP system proficiency.Assists team with meeting set ups and open tickets.

Education - Minimum of a high school education, two years in mechanical trades, or equivalent.  HVAC and electrical engineering training helpful.Job Experience - 5+ years of experience in facility/plant engineering and maintenance supervision.  Managerial experience required.Personal characteristics - Good interpersonal skills, organizational skills, strong leadership skills, ability to communicate well in both oral and written reports.Special knowledge and skills - Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation.Must be proficient in basic computer applications and software such as MS Office, E-Mail, etc.Strong ability to utilize technology to engage the operations of the property.For internal candidates, must constantly receive an “exceeds expectations” job evaluation over the past year.Fire, Life Safety Manager preferred or able to obtain with 12 months.Certification of Fitness in Fuel Oil Piping & Storage (P98) and Citywide Fire Systems (S12-14)

Estimated total compensation for this position:

15,364,960.00 – 153,649.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
