**Job Title: Building Engineer**
**Job Description**
We are seeking a skilled Building Engineer responsible for maintaining and ensuring the smooth operation of building systems. The ideal candidate will order, stock, and inventory parts and supplies, induce water treatment chemicals, complete daily equipment logs, and perform visual inspections of mechanical and life safety equipment. You will also respond to and prioritize work orders via the CMMS work order tracking system.
**Responsibilities**
+ Order, stock, and inventory parts and supplies.
+ Induce water treatment chemicals at proper amounts and times in heating and cooling systems.
+ Complete daily equipment logs and perform visual inspections of all building mechanical and life safety equipment to ensure normal operation.
+ Respond to, prioritize, and complete assigned work orders via the CMMS work order tracking system.
+ Perform electrical maintenance on motors, motor starters, variable frequency drives, lighting systems and controls, raceway and wiring systems, electro-mechanical control systems, transformers, fuses, breakers, ground fault interrupters, low voltage communication/control wiring and terminations, electricity metering and monitoring systems.
+ Change air filters and adjust drive belts.
+ Lubricate bearings and friction surfaces.
+ Conduct painting tasks as needed.
+ Perform weekly fire pump and generator run tests.
+ Maintain locks and door hardware.
+ Make minor repairs to ceiling, wall, and floor systems.
+ Make adjustments and changes on HVAC and related equipment to maintain established comfort zones, including chiller and reheat system temperature adjustments, building environmental controls, thermostats, cold deck regulators, fresh air and exhaust systems, duct dampers and splitters, and damper motors.
**Essential Skills**
+ Electrical maintenance skills
+ Plumbing and HVAC expertise
+ Facility and building maintenance experience
+ Proficiency in carpentry and painting
+ At least three years of building maintenance experience
+ Knowledge in drywall, boiler repair, and lighting
+ Experience with construction, hand tools, refrigeration, commercial maintenance, property maintenance, cleaning, and maintenance technician roles
**Additional Skills & Qualifications**
+ Must have a minimum of 3 years of building engineering experience.
+ High Pressure Boiler Operator’s License is preferred but not required.
+ Refrigeration Operator License is preferred but not required.
+ EPA 608 Universal Certification is preferred but not required.
+ Intermediate working knowledge of electrical, electronic, pneumatic, and mechanical control devices and BAS systems.
+ Ability to use basic measuring and recording equipment such as temperature indicators, pressure gauges, and voltage testers.
+ Proficiency in the use of a personal computer, handheld communication device, and knowledge of CMMS software such as Workspeed.
+ Excellent communication skills, both verbal and written.

**Job Type & Location**
This is a Contract to Hire position based out of St. Louis, Missouri.
