Job Description
Assist Operations and Real Estate Managers with special projects, prioritize and track Preventative Maintenance tasks, and manage work orders for assigned properties. Ensure tenant satisfaction by providing feedback to associates and coordinating with Sub-Contractors and Vendors. Help formulate building budgets, train associates, monitor capital improvements, and perform general maintenance tasks.
ResponsibilitiesAssist Operations and Real Estate Managers with special projects.Prioritize and track Preventative Maintenance tasks and manage work orders.Provide feedback to associates to ensure compliance with specifications and maintain tenant satisfaction.Provide input for building budgets.Train associates as directed by managers.Coordinate with Sub-Contractors and Vendors to ensure alignment with expectations.Monitor and coordinate capital improvement, tenant build-out, and property renovation projects.Schedule and perform general building, mechanical, electrical, plumbing, and HVAC maintenance, troubleshooting, and repair.Complete required paperwork and reporting accurately and on time.Implement, train, and ensure compliance with company Safety Policies.Support property emergency preparedness plans.Perform special requests and projects as needed.Essential Skills7 years hands-on experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems.High school education or GED required.EPA Universal refrigerant certification required or the ability to become certified.Electrical, HVAC, and plumbing background.Additional Skills & QualificationsSome prior personnel supervisory experience preferred.Other Mechanical Trade certification in related field.Experience with facilities maintenance, maintenance repair, building maintenance, and stationary engineering.Why Work Here?

Work Environment
Work schedule: 6-2:30 or 3, with potential changes to 7-4 or 8-5 post-renovations. On-call required, rotating every other week with a $150 on-call stipend and time and a half for overtime pay if called in. Must be able to drive to different site locations and supply houses (5% of the time). Work inside and outside buildings in various weather conditions, with exposure to electricity, rotating equipment, heights, and maintenance chemicals. Physical effort required includes heavy lifting, bending, climbing, and operating hand tools.

Pay and BenefitsThe pay range for this position is $74880.00 - $89440.00/yr.
