\n \n Job Description

The Full-Time Building Engineer monitors, identifies and communicates problems in every phase of general maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, patching, general hardware, other minor building repairs and cleanliness. Makes recommendations, performs repairs, replacement maintenance and implements preventative maintenance to guarantee that the buildings and facilities are properly and safely maintained. Has critical, specialized knowledge required at client site.

Job Duties and Responsibilities Duties include but are not limited to:

\n\nComplies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.\nOperates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, which may include: mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems.\nMaintains the professional appearances of the property equipment, engineering spaces, and common areas.\nMaintains the building lighting system, including element and ballast repairs or replacements. Prepares estimates detailing the amount of time and materials needed for completing tasks.\nMaintains adequate supplies and tools and orders necessary materials to complete all tasks.\nOversees and inspects the work performed by outside contractors. Contracted work may include landscaping, snow removal, remodeling, HVAC, plumbing, and cleaning.\nPerforms work in compliance with standard operating procedures and/or critical work packages, and maintenance work instructions.\nPerforms specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC, welding, furniture assembly/relocation and locksmith tasks. Performs inspection of building systems including fire alarms, HVAC, plumbing and electrical. Uses pc and/or pda for work order system, email, ESS and training.\nEnsure proper knowledge of Emergency Systems (i.e. Fire Alarm, Fire Sprinkler, Fire Monitoring, Generator) if applicable.\nResponds to emergency situations and customer concerns. Performs other duties as assigned.\n\n

Supervisor Responsibilities

\n\nDirectly supervise maintenance staff in this position. Provides technical guidance, and training to team members. Coordinates and assigns tasks to co-workers within a work unit and/or project.\n\n

Salary

\n\n$82,500-$88,000 depending on experience\n\n
