Under limited supervision, this employee is responsible for the general inspection and inventory of assigned facilities to determine the need for any repair, maintenance, minor construction or remodel work on buildings and other structures in the Metro Region. This employee will review and evaluate work performed by other staff, vendors and contractors on facilities in the Metro Region. The position will determine methods to accomplish necessary work and determine work schedules to complete the work necessary. This employee will exercise responsibilities for the proper maintenance of buildings, purchasing of materials and labor and assist in preparation and review of plans, specifications, and cost estimating relevant to areas of responsibility. This position does make budgetary requests and decisions and does provide input for future requirements. **Minimum Qualifications** • Minimum of (3) years’ experience in facility maintenance, operations, and repairs• Minimum of (3) years’ experience in facility maintenance, operations, and repairs • Ability to prepare reports identifying necessary and recommended maintenance and repair requirements as identified while conducting facility site visits. Experience analyzing requests for routine and emergency repairs to determine the appropriate priority and practices needed to ensure a safe and healthy environment for all facility occupants. • Ability to effectively communicate with facility personnel, state employees and other involved parties on the status and expected execution of pending work orders, ongoing projects, completed work and the status of all work requests and backlog. • Possess appropriate level of knowledge relating to construction, preventive maintenance, and repair work to ensure adherence and compliance with purchase orders or prepared plans and specifications. • Ability to inspect for and identify safety violations and hazards, identified hazards will be immediately corrected when possible, or a plan of action will be assessed and presented to the appropriate party for remediation of violations or potential hazards • Experience with tracking budget expenditures and suggesting fiscally responsible ways to repair, upgrade or replace facility equipment systems and components • Experience conducting and maintaining detailed inspection and inventory checklists covering all relevant facility operations, including, but not limited to, facility mechanical, electrical, and plumbing systems, life. safety systems and devices as well as possible environmental impact considerations • Knowledge and experience to effectively coordinate maintenance and repair projects with multiple involved parties ensuring timely completion and minimal disruptions to unit or facility operations • Ability to identify mechanical systems deficiencies and perform “on the spot” repairs when possible. If on the spot repairs are not possible, information will be gathered to properly scope and request repairs through outside vendors in adherence with State or Agency policies and procedures. • Experience with electronic work orders and inventory management programs to effectively prepare plans, specifications, cost estimates and/or other documentation needed to effectively coordinate, monitor and complete maintenance and repairs • Possess sufficient data entry skills to ensure facility drawings, plans, operation and maintenance manuals, manufacturer product and equipment data, warranty information, and historical record information is maintained and up to date on appropriate shared file’s location • Experience with and ability to attend in person or electronic meetings to provide and present information, technical advice and/or recommendations as it relates responsibilities of the position • Ability to develop cost estimates and design recommendations by gathering all required information necessary to develop a scope of work for repairs or projects that will need to be posted for open bidding • Demonstrated experience planning and performing scheduled preventive maintenance and equipment repairs in accordance with manufacture guidelines, industry standards, codes and regulations in accordance State and agency policies and procedures • Experience performing seasonal preventive maintenance, cleaning and shutdowns of mechanical systems as determined by weather during seasonal changes. • Ability to guide, implement and enforce energy conservation policies and procedures are being actioned and adhered to by facility managers and personnel, state employees and other building occupants or users • Sufficient skill to act as the main point of contact for facility managers, co-workers, contractors, and vendors in coordination with or absence of the Building Maintenance Supervisor • Ability to assist other state employees with repairs and projects at the direction of the Building Maintenance Supervisor. • Accepting of other tasks and duties as assigned by the Building Maintenance Supervisor in support of real property assets in the Metro Region • Attendance and participation in safety training to effectively ensure proper procedures are being followed and safety materials are up to date with current codes or industry standards • Must be able to possess and maintain a MN Engineer License • Must possess a valid state driver’s license and good driving record • Must be able to pass security requirements and background checks for access to MNARNG network **Preferred Qualifications** •Current State of MN Boilers License (Second Class Engineer Grade C or higher) • Current State of MN Reduced Pressure Zone (RPZ) Tester and Rebuilder Certificate •Current Universal Refrigeration License •Current 410-A Refrigerant License • Working knowledge of building automation systems as they relate to plumbing, HVAC, and water operations • (5) or more years of experience as a lead worker, coordinator, or foreman/supervisor • Experience with the JCI Metasys Building Automation System software AN EQUAL OPPORTUNITY EMPLOYER Minnesota State Colleges and Universities is an Equal Opportunity employer/educator committed to the principles of diversity.
