**Job Title: Building Maintenance Technician (Tulsa, OK)**
**Job Description**
This role involves traveling 500-2000 miles a week to commercial outlet stores within the region to perform and complete various maintenance work orders. The tasks include painting, plumbing, electrical work, masonry, cleaning, welding, drywall, and working with locks. Strong communication skills and technical aptitude are essential, as the candidate will mainly work independently and occasionally call in for support on specific projects.
**Responsibilities**
+ Drive 500-2000 miles weekly to commercial outlet stores to complete maintenance work orders.
+ Perform electrical tasks such as troubleshooting light poles, changing breakers, installing new circuits, soldering, and replacing outlets and light switches.
+ Conduct plumbing tasks including drain cleaning and replacing toilets, sinks, and faucets.
+ Handle painting projects including touch-ups using hand brushes and spray guns.
+ Perform drywall hanging and finishing, with expertise in Level 5 finish and experience with stucco or EFIS.
+ Work with masonry tasks involving brick and stone.
+ Execute welding tasks such as MIG, stick, and spot welds for gate hinges and fencing.
+ Manage locks, including residential and commercial padlocks and electrical locks.
+ Log hours, document work, and communicate via the internal system using the ADP app.
**Essential Skills**
+ Commercial electrical experience with low voltage.
+ Residential/commercial plumbing experience.
+ Proficiency with painting, including the use of spray guns.
+ Experience in drywall hanging and finishing.
+ Masonry skills with brick and stone.
+ Welding experience with MIG, stick, and spot welds.
+ Familiarity with residential and commercial locks.
+ Ability to drive 500-2000 miles weekly using own vehicle.
+ Comfortable with using mobile apps for logging work hours and communication.
**Additional Skills & Qualifications**
+ Hand tools: Angle grinder, tape measure, multimeter, channel locks, spare batteries/charger, circular saw, drywall tools, hammer (claw/2-3 lbs mini sledge), crescent wrenches, sander, impact driver, speed square, receptacle tester, needle nose pliers, socket/ratchet set, saws, reciprocating saw, drill/driver, levels, non-contact voltage tester, lineman pliers, oscillating saw, battery power tools.
+ PPE: Steel-toe boots are recommended.
+ PPE Provided: Mask, respirator, harness, goggles, gloves, etc., depending on the project.

**Work Environment**
The shift is from 7am - 6pm with a 30-minute lunch break, Monday through Friday, with optional Saturday work if necessary. Expect to work 10-20 hours of overtime weekly. Initial training lasts for five days. The typical day involves a mix of indoor and outdoor work, visiting 3-8 clients per day. The role requires extensive communication with store managers and supervisors, and the use of an internal database for logging hours and submitting work orders. The candidate must be comfortable driving their own vehicle.

**Pay and Benefits**
The pay range for this position is $23.00 - $30.00/hr.
