Direct supervision is exercised over lower level maintenance employees. Supervision is received from a higher level management employee. Related work is performed as required. Typical Work Activities + Supervises and evaluates building maintenance staff; + Trains staff on use of various custodial machinery such as buffers, scrubbers and vacuum cleaners; + Trains staff in the repair of minor plumbing, electrical and carpentry problems; + Prepares agenda for and facilitates monthly meetings between building tenants and management to address service needs and concerns; + Talks with other City personnel, sales people, and vendor representatives in order to maintain adequate supply levels, equipment serviced, and building maintained; + Prepares various reports (hand written or computer) which document problems and occurrences; + Writes maintenance work order requests; + Tracks maintenance work orders and warranties using a computer; + Performs simple repairs on vacuum cleaners such as on bags, cords, hoses, etc; + Attends training sessions on cleaning methods, chemicals and safety measures; + Trains staff on City and bureau safety practices and meets regularly with them to discuss safety concerns; + Coordinates snow and ice control activities at assigned facilities; + Implements and enforces City and Bureau safety policies through regular inspections of facilities and equipment. Minimum Qualifications High School diploma** or GED** PLUS + Two (2) years of experience in building maintenance work including responsibility for upkeep and cleaning and simple repairs (e.g. carpentry, masonry, plumbing, electrical); AND + One (1) year of supervision experience.* *This experience may be gained concurrently with building maintenance experience or separately. **Candidates who expect to receive this degree or diploma by August 1, 2025, may participate in the examination. If successful on the examination, you will not be certified for appointment until you have submitted proof of completion of the requirements to the City of Rochester Examination Administration Unit. Proof must be submitted no later than 2 (two) months after the completion of your degree or diploma; failure to do so will result in the removal of your name from this list. Exam Information Scopes/Subjects of Examination: A test designed to evaluate knowledge, skills, and/or abilities in the following areas. Building Maintenance and Repair: These questions test for knowledge of the basic principles, practices, and techniques essential to the proper maintenance and repair of various types of buildings, including such areas as building maintenance, preventive maintenance, and minor repair of building structures, electrical, and plumbing systems. This may include maintenance and repair of roofs, windows, walls, floors, millwork, insulation, masonry, pipes and valves, electrical wiring and switches, and painting. Questions may also include topics such as the proper tools and materials used in building maintenance and repair work as well as proper and safe practices and techniques when using these tools and materials. Building Trades, including mechanical and electrical: These questions test for knowledge of the principles and practices involved in overseeing physical plant facilities and may include such areas as maintenance and repair activities involving carpentry, electrical systems, plumbing, and sanitary systems, heating and ventilating systems, painting, masonry work, roofing, and similar types of physical plant maintenance and upkeep. Tools and Their Uses: These questions test for knowledge of the various types of tools used in building maintenance and repair work, including the proper use of these tools. Supervision: These questions test for knowledge of the principles and practices employed in planning, organizing, and controlling the activities of a work unit toward predetermined objectives. The concepts covered, usually in a situational question format, include such topics as assigning and reviewing work; evaluating performance; maintaining work standards; motivating and developing subordinates; implementing procedural change; increasing efficiency; and dealing with problems of absenteeism, morale, and discipline. Test Guide: + The New York State Department of Civil Service has not prepared a test guide for this examination. However, candidates may find information in the publication 'General Guide to Written Tests' helpful in preparing for this test.
