Reporting to the Director of MultiPro Programs & Acquisition, the Capital Project Manager is responsible for pre-construction walk, Gantt schedule building and project planning, subcontractor base management and building, scheduling, dispatching, client communication and supervisory to projects in the multi-family industry. In partnership with the CapEx salesperson, this role will be tagged with identifying change order opportunities and executing with the client prior to work proceeding. This role will work directly with owner’s reps, construction directors, property managers, subcontractors, and associates to coordinate service schedules and ensure that jobs are completed on time and in-budget with exemplary customer service. This role will also have elevated duties that require additional partnership with managers and our clients.
Salary Range: $95,000 - $110,000
Target Bonus: 10% (paid out quarterly)

Responsibilities:
Directs day-to-day construction project management planning and execution processes to meet the project requirements, schedules, and financial requirementsManages governance on projects through standards, processes, controls, and tools throughout the project lifecycleUses comprehensive project management and construction expertise to set project specific productivity and quality goalsManages 25-40 projects to standards on an active WIP (Work-In-Progress), with project values ranging from $30k-$500k and occasionally exceeding $1MCollaborate with the sales team to complete construction estimates, takeoffs, or proposals as neededPartner with Capital Sales to buy-out jobs and ensure accurate gross profit estimatesPlan all phases of the construction lifecycle from initiation to completion using Microsoft Project or similar and communicate/update as needed to and for the clientDevelop and adhere to the budget, timeline, and quality control plan with all significant changes being communicated to all stakeholders for an amicable solutionMaintain job site safety and perform regular job hazard analysisObtain all necessary regulations and permitsOrder necessary materials, supplies, tools, and equipmentWork with your Project Admin Manager to oversee a Work-In-Progress (WIP) backlog, ensuring accountability for job progress, profit margins, and timely creation, delivery, and approval of change ordersManage and oversee independent contractors including sourcing, training, updating, and dispatching, enforcing, and adjusting the project schedule as neededWhere applicable, complete and/or dispatch field supervisors to complete onsite visits to ensure customer requirements and project scope are being metWork with contractors on remote projects to ensure pictures, notes and progress updates are provided on a set cadence (Daily or weekly)Use Salesforce Field Service Lightning to update schedules, track progress, and document project progressionDeliver regular status updates/progress reports including pictures and any RFIs to project stakeholdersEnsure client satisfaction through promptly and effectively addressing questions or concernsBuild a reliable subcontractor base to service various trades necessary on capital expenditure projectsBuild and maintain quality relationships with new and existing customers and referral sourcesWork efficiently with office team and field supervisors to provide exemplary customer serviceEnsure that all local, state, and national building codes and regulations and safety precautions are followedConfirm and approve progress payment based on project progress, ensuring payments are made timelyReport all safety incidents in a thorough and timely mannerAct in accordance with organizational and quality standardsOrganize work and determine resources and requirementsPerform other related duties and special projects as assignedQualifications:
Bachelor's degree required; degree in Construction Management preferredMinimum of five (5) years in project management, ideally with additional experience in estimating or related rolesDemonstrated proficiency in project management tools, including Gantt scheduling, project takeoffs, budgeting, and report updatingProven success in Work-in-Progress (WIP) management or managing multiple job sitesExperience managing projects exceeding $100,000 in valueBilingual (English/Spanish) is preferredIn-depth understanding of construction techniques across various trades (MEP, Paint, Drywall, Concrete, HVAC, etc.)Strong background in customer service and people managementMulti-location management of dispersed workforceAbility to work independently with minimal supervisionExcellent work ethic, integrity, and accountabilityAbility to perform effectively in environments with frequent workload changes and competing demandsExceptional verbal and written communications skills with superior interpersonal skills and the ability to interact with a variety of audiencesProficient in MS Word, Outlook, Excel, PowerPoint, and adaptable to various technology platformsDedicated to service excellence, with a positive, customer-focused attitudeExceptionally detail-oriented with strong organizational and multitasking abilitiesPhysical requirements and special conditions of employment:
