Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Efficiently recommend same for subordinates to next level management for review and approval. Plan and monitor appropriate staffing levels and utilization of labor, including outside of normal business hours. Prepares and delivers performance appraisal for staff. Mentor and coach team members to further develop competencies. Leads by example and acts in a way that are consistent with the company's values. **What you’ll do** + You would Coordinate maintenance efforts with outside contractors, tenant finish personnel and technicians. Be responsible for all building systems including fire/life safety, plumbing, HVAC and electrical issues and must remain current with the latest HVAC technology trends. + Maintain ongoing communication with tenants, clients, owners, facility management team and vendors. + May assist in solicitation and acquisition of new management, maintenance/repair service contracts. Coordinates development and maintenance of as-built drawings. + Respond to all emergency situations quickly (fire, evacuation, equipment failure etc.) and customer concerns. + Implement and administer inventory control programs/purchase parts and supplies. + Establish and oversee programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to building operations. + Completes additional duties as assigned. **What you’ll need** **Bachelor's degree (BA/BS) from four-year college or university and four years confirmed experience and/or training. (** Or equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety laws.) **Universal CFC/EPA certification required.** Additional certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions. Requires reasonable knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions.
