\n \n Job Description

The Chief Engineer is responsible for overall aspects of the maintenance department and exhibits true leadership to all members of the facilities maintenance team through all forms of communication and assistance as requested. Prepares weekly and monthly facility condition reports in coordination with the Facilities Director and Maintenance Supervisor. Advises the GM on repairs, maintenance, and improvements to be approved by the Board of Directors. Attending meetings of the Board of Directors with the GM as requested. Creates, implements, manages, and tracks preventative maintenance and repairs on common area and in unit mechanical, HVAC and plumbing equipment, including all capital equipment. Prepares community wide communication as needed to keep members and board informed of maintenance, repairs and other facilities related matters. Serves as senior on-call person related to facilities maintenance and repairs.

Work hours: 8am - 4pm and on-call.

Daily responsibilities:

\n


• Manage, lead, coach, and provide direction to a Maintenance Supervisor and 3 Maintenance technicians
• Review work orders and work order updates using BuildingLink software
• Walk property, inspect quality of work, and take corrective action
• Advise GM and BOD on building repairs, routine maintenance, and ideas and solutions to schedule preventative maintenance projects
• Create, implement and track preventative maintenance repairs
• Prepare weekly and monthly facility condition reports
• Attend monthly Board Meetings and give progress report to homeowners and BOD
• Serve as senior on-call person related to facilities maintenance and repairs
• Confirm condition of mechanical equipment. Conduct daily boiler readings. Diagnose system malfunctions on mechanical and electrical equipment, repairs and replacement.
• Study production schedules, estimated work hour requirements for the job completion. Establish work procedures to meet production schedules. Maintain time and production records.
• Analyze and resolve work problems and complaints.
• Oversee all capital improvements, maintenance and repairs. Manage contractors on campus.
• Oversee service and routine maintenance contracts on mechanical, HVAC and plumbing systems as directed by the GM.
• Maintain communications, updates, and concerns to General Manager and Maintenance Team.
• Monitor facilities budget, solicit competitive proposals for facilities projects, make recommendations to GM, initiate cost savings measures related to facilities and maintenance.

salary: $120-$130K.

\n Requirements

Requirements:
• DC 3 Engineer License is REQUIRED.
• 5 + years of supervisory experience is REQUIRED.
• 5-10 years experience with building engineering systems to include in-unit and exterior maintenance.
• Experience with boilers, chiller, p-traps, leaks, pipe failure, toilets, drains, HVAC 2 pipe system (heat or cooling), electrical, dry wall, etc.
• Ability to read, write, and speak in English.
• High degree of customer service skills and respect shown to homeowners, visitors, co-workers, contractors, and vendors.
• Punctual and reliable with strong follow-up and communication skills.
