Working directly with sellers, buyers, brokers, and Ten-X cross-functional teams, the Closing Associate is responsible for delivering an efficient, scalable, and compliant process that helps our clients through the contracting and title aspects of CRE and note transactions on the Ten-X platform. While maintaining professional relationships with clients, the Closing Associate prepares and coordinates execution of purchase agreements and related documents, managing the transaction process from the time Ten-X is engaged (Marketing Agreement signature), until escrow is closed. 

RESPONSIBILITIES 

Analyze contracts to ensure compliance to company policy, government specifications and other requirements. 

Prepare contract summaries for significant or high-profile deals. Including but not limited to all state specific agency documents, disclosures, and addendum requirements. 

Reviewing seller purchase agreements or addenda for special provisions and required auction terms to ensure compatibility with the Ten-X platform.  

Assist Legal to develop contracts processes and procedures and train company sales and operations team members. 

Stay within company expected SLA and as defined per departmental task. 

Analyzing title reports and coordinating with sellers and title companies to address problematic issues prior to auction.  

Assembling and populating contract packages and all related forms / exhibits to prepare them for signature.  

Managing progress across Ten-X cross functional teams to ensure all assigned CRE and note sales are ready for auction in advance of deadlines.  

Coordinating with buyers, sellers, and escrow to obtain required signatures and confirmation of Earnest Money Deposit receipt by escrow.  

Fully understand how to read and request updates on Estimated and Final ALTA Statements. 

QUALIFICATIONS 

A completed bachelor's degree from an accredited, not for profit university is essential.    

Demonstration of commitment to prior employers.   

3+ years of real estate transaction or title / escrow experience. 

Working knowledge of real estate contracts, closing, and associated due diligence documents.  

Ability to handle fast-paced transactions, meet deadlines, prioritize, multi-task, and cope well with change and maintain a strong attention to detail. 

Understanding of real estate terminology such as type of leases. 

Technical acumen and familiarity with all MS Office software including Word, Excel, PowerPoint, and SharePoint with energy, drive, enthusiasm, and a desire to obtain results. 

PREFERRED QUALIFICATIONS 

Solid background in contracts with the ability to draft form agreements and review, understand, synthesize, and communicate basic provisions from various types of contracts. 

Ability to deal effectively with all employees and external business contacts while conveying a professional, positive, service-oriented attitude. 

Detail oriented and strong organizational skills. 

Ability to maintain complete confidentiality and discretion in business relationships and exercise sound business judgment. 

Polished written, verbal, and interpersonal communication skills. 

Strong organizational and records management skills. 

Highly collaborative and capable of working with internal and external partners to facilitate successful results, with a genuine like of internal and external customer service. 

Provide a proven track record of 100+ in files in pipeline. 

Ability to stay on task. 

Ability to review and update heavy volume of legal documents including but not limited to State Specific Purchase and Sale agreements/addendums/Closing statements/invoices/disclosures. 

Previous experience as a Mortgage Closing Processor or Mortgage Funders who drew their own loan documents for multiple states.
