\nPosition Purpose
\n\nAssist Association Manager with the upkeep of the property by performing quality maintenance and repairs. That is to include equipment and accessories as required to insure a cost effective and efficient operation of the Community. Position alsoassists homeowners, conducts daily walking inspections, light housekeeping and maintenance. Position should also be available to answer calls and accept packages.\n\nMajor Tasks, Responsibilities and Key Accountabilities
\n\nAccept packages for residents\nLog receipt and delivery of all packages\nContact homeowners immediately when packages are delivered\nRespond to (or forward as appropriate) and track all homeowner inquiries\nComplete building walking inspections daily and monitor building for cleanliness to spot any obvious conditions that need attention or maintenance. (including but not limited to janitorial, maintenance, and/or landscaping needs)\nNotify community manager of property damage or any issues needing their attention\nDistribute homeowner notices as needed\nProvide a daily summary of activities and issues, including daily logs and checklist notes\nThoroughness and commitment to ensuring spaces are ready for the next day, including taking out trash, tidying, rearranging furniture, and wiping surfaces as needed.\nSweeping and mopping of floors, as well as vacuuming carpets\nWeekly cleaning and sanitizing of bathroom facilities\nMonitors contractors (building or resident hired) to make sure that they are following building policies, including but not limited to protecting floors and walls in common areas, working within permitted vendor hours, and following guidelines as outlined in the Building Resident Handbook or other instructions given to the contractor by the Board of Directors, Architectural Committee, and/or the Property Manager.\nAbility to perform basic maintenance work and minor repairs is a plus (replacing lightbulbs, applying touch-up paint etc.)\nUndertake occasional seasonal tasks (e.g. distributing salt on sidewalks outside the main entrance when it snows)\nSafety compliance: Identify potential safety hazards and provide cost-effective solutions to eliminate any potential safety issues for the grounds, building, residents, or property staff.\nInteract with outside contractors and vendors to oversee and manage progress of projects.\nAssist Association Manager in reviewing projects for quality and safety control to insure requirements of projects are met. \nWork with Association Manager to review work orders, assist in ordering materials and complete work assignments in a professional manner utilizing the skills of the trade. \nCheck all equipment for proper working conditions & report any damage or malfunction to the Association Manager. \nMust be able to work as a team player, as well as demonstrate initiative.\nPerform other duties as assigned by the Board of Directors or Association Manager.\nDaily Walking Inspection Checklist\n\n\nReport any light outages
\n\nEnsure hallways are clear of debris and obstructions\nInspect walls and carpets for damage or stains\nInspect Fitness Center and verify equipment is in place\nEnsure trash and recycle bins are not overflowing\n\n\n\n\nJob Type:Part-time (30 hours per week)

\n\nMajority of work is done outside during work hours.\nMust practice excellent safety standards and take precaution during work hours. \nMust meet reasonable deadlines.\nDemands focus, experience and knowledge. \nMay be involved in mildly difficult situations. Use personal initiative to attempt to solve problems prior to bringing the situation to the attention of the Property Manager. \nSome distractions due to exposure to noise, dust, odors, heat, cold, heavy loads/lifting, etc.\n\nMinimum Requirements
\n\nKnowledge of hand and power tools and equipment used to perform repairs and maintenance. \nMust be eighteen years of age or older.\nMust pass the Drug Test and Background Check.\nMust be responsible, honest and reliable, and must be able to work a flexible schedule. \nMust stay calm in an emergency. \nMust have good verbal communication and customer service skills.\nMust understand safe working practices as well as health and safety regulations. \nMust be flexible and enjoy a varied routine as days can rarely be planned. \nMust be reasonably fit; expect to be active for most of the working day. \nMust have reliable transportation to and from work, and must be available to respond to emergency calls promptly.\n\n\nDisclaimer
