\n \n Job DescriptionPosition Purpose:\n
Provides positive leadership, vision, and direction for Association managers in the division by defining and clearly communicating the priorities and tasks assigned to the group and individuals. Interacts proactively with upper management, accounting, administrative, and human resources staff to ensure the division’s cooperation and support of CMA’s successful growth. The position requires a flexible, multitasking self-starter who takes direction from upper management and delivers results professionally and positively.
\nMajor Tasks, Responsibilities, and Key Accountabilities:\n\nResponsible for day-to-day operations of the division including, but not limited to training, career mentoring and development, and coaching as needed.\nAssisting Association manager in financial management/research administration coordination and other “back of the office” tasks needed for manager and mentoring.\nCoordinate response to homeowners from communities in the division – providing research and resolution on issues raised as a support to the manager via phone calls, emails, and face-to-face when needed.\nMonitor all weekly manager reports to provide summary updates to the Director for issues needing intervention or coordination with the manager.\nManages expenses and resources effectively to generate positive growth and resolve\nAssists managers with budgets and expenses on behalf of clients.\nAssists Association managers in successfully managing the current customer base and encouraging retention and growth.\nPerforms regular site visits with managers to maintain knowledge of the Association and performance of the manager and client’s contractors.\nEffectively communicates company goals and strategies to division staff.\nProvide support to Transition for all properties entering and exiting the division.\nEnsures all invoices/bills are paid on time by all managers in the division.\nTakes initiative and works with the division team to strategically develop new business, as well as retain and grow existing portfolio.\nDocuments the performance of Association managers throughout the year and conducts thoughtful, constructive performance evaluations annually/including disciplinary actions with the assistance of Human Resources.\nProactively monitors client satisfaction and anticipates potential issues by tracking a client retention checklist and attending meetings with Association management staff.\nMust check in with all Associations in your portfolio routinely.\nAssesses and reviews all new hires within 70-75 days of hire to assess the continuation of their employment past the 90-day review period.\nTracks vacation, sick, and PTO for each person in the Coordinates coverage and serves as fill-in manager when needed.\n\nNature and Scope:\n\nGeorgia Division Managers will be required to work from the CMA Atlanta office a minimum number of days as specified by the current CMA in-office work policy for department heads and/or company leadership.\nMust attend evening meetings and visit Associations with Association Managers as necessary.\nInteracts directly with corporate officers, Association Managers, Boards, homeowners, and vendors, so clear and concise interpersonal communication skills are a must.\nThe position demands accuracy and requires conflict resolution and decision-making skills.\nMust have extensive HOA and Condominium Management experience (five years).\nDiscretionary bonus based on portfolio value retention and performance.\n\n RequirementsEducation Required:\n\nBachelor's Degree required.\nIn Georgia, must have and maintain a Community Association Manager, Salesperson, or Brokers License as issued by the Georgia Real Estate Commission.\nHolds an active Georgia Real Estate Sales or CAM License .\nA CAMICB CMCA designation or a CAI designation (AMS, LSM, or PCAM) must be held and maintained.\nProficiency in using Microsoft Office applications including yet not limited to Word, Excel, and Outlook.\nProficiency in using Vantaca, Strongroom, and CondoCerts software.\n\nExperience Required:\n\nFive years of applicable work experience (not necessarily in property management).\nFive years of proven Association management experience, or a minimum of two years at CMA.\nWorking knowledge of budgeting and accounting processes.\nMentoring skills, motivational skills, project management skills, and professional presentation skills are critical to this role.\n\nEnvironmental Job Requirements:\n\nPrimarily located in an indoor area but will require that time is also spent outside visiting properties.\nMust meet reasonable deadlines.\nDemands accuracy.\nRequires conflict/mediation resolution with clients and all personnel.\n\n\nCompensation:\n\nSalary - DOE\nBonus – Quarterly, based on total management portfolio\n\nDisclaimer
