\n \n Job Description

DUTIES & RESPONSIBILITIES:

\n\nInstall, maintain, modify, and repair common area lighting systems and associated electrical components.\nTroubleshoot, inspect, and repair components of electrical systems, including transformers, breakers, controllers, timers, photocells, direct burial and conduit wiring, etc.\nComplete work orders and record material and labor utilized on jobs as well as to provide detailed descriptions of completed work.\nSurvey electrical systems, circuits and plans on occasion.\nAdvise managers of irregularities and issues which affect equipment, operating costs, safety, or the environment and provide solutions.\nWhere necessary or as directed, oversee contractors.\nAttend property walks and Board meetings as needed.\n\n

QUALIFICATIONS:

\n\nGeneral knowledge of electrical distribution systems, transformers, transfer switches as well as exterior lighting components.\nEfficient troubleshooting of shorts for external landscape lighting is a must.\nClean driving record.\nRead and write in English.\nKnowledge of general building policies and procedures for building under contract.\nExtensive knowledge of building operations and systems.\nEnsure that all personal and company provided tools and equipment are in good working condition.\nKnowledge of local building codes and safety procedures.\nKnowledge of OSHA codes; ASHRAE standards; and NFPA standards.\nAbility to read and interpret schematic drawings and blueprints.\nAbility to perform all maintenance work.\nAbility to work under pressure.\nAbility to exercise sound judgment in emergencies.\nGood communication skills, written and oral.\nGeneral computer skills for word-processing and spreadsheet programs.\n\n

Working Conditions:

\n\nTypical outside work environment year-round (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools), exposure to elements like rain, heat or cold.\nOvertime may-be required (on-call rotation)\n\n

Wage range: $28-$35 per hour depending on experience

PHYSICAL REQUIREMENTS:

\n\nWalking, driving, use of ladders and stairs.\nAbility to lift up to 50 lbs.\nAbility to work on knees for extended periods of time.\n\n

EDUCATION/CERTIFICATION:

\n\nMinimum 3 years field experience\nHigh School Graduate/ GED\n\n
