The Commercial HVAC Senior Service Tech is responsible for bringing best-in-class knowledge and effort operating and maintaining mechanical, electrical, and plumbing equipment, and buildings on Schwab campus facilities. They partner closely with the Facility Managers, vendors, and other engineering staff to ensure a well maintained, safe and productive environment for Schwab employees. The Commercial HVAC Senior Service Techs are the gatekeepers and stewards of our Critical Environments and systems. This opportunity is located at our 1.1M square foot campus located in Westlake, Texas.
What You’ll Do:
Troubleshoot and perform advanced maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems. Trusted and proven operation of critical facility space and infrastructure. Perform routine and advanced adjustments to, and data retrieval from, BAS software to solve environmental comfort and mechanical calibrations.Conduct daily rounds and readings of various building components, engineering logs and data records. Perform work order administration ensuring accurate and timely information, photos and file attachments are made using the company provided CMMS system.May perform general building maintenance. Actively participate in incident response.Work side by side with vendor partners during planned maintenance, or break-fix in an observer role or active participant. Pass competency-based exams on equipment operation as a condition of employment.Complete required safety and compliance training.Report to the Technical Facility Manager.Any other duties as directed by the Technical Facility Manager.**This is an individual contributor role – no supervisory responsibilities**

Required Qualifications:
High school diploma or general education degree (GED) 6+ years of commercial HVAC service tech experience (preferably working on Class A building campus settings)4+ years of critical facilities operations background Ability to lift up to 50 pounds, climb ladders, and work in a commercial building environment where space and movement may be limitedComprehensive electrical systems knowledgeDemonstrated knowledge of sequence of operations of critical equipment such as generators, transfer switches and UPS systemsIntermediate skills with Microsoft Office Suite Demonstrated knowledge of CMMS and other standard automation normally used in modern business settings to include mobile device technology Experienced using small, elevated lifts and ladders for high work Understanding of electrical distribution and be ability to interpret one-line drawings Comfortable multi-tasking, staying calm under pressure and understands what results are expected and the priority of the resultsAbility to work periodic overtime or participate in after-hours call out dutyCommunication Skills
Ability to comprehend and interpret instructions, short correspondence, and email inquiriesAbility to write routine correspondence, log-notes, and status updates in work order systemsAbility to respond to common inquiries or complaints from co-workers or supervisorsGood phone etiquette and able to ask questions to seek understanding of problems and conflict resolutionReasoning & Judgement
