We are seeking a project manager with commercial interiors construction experience who will act as the focal point for implementation of our growing office buildouts of our new and expanding company regional offices.
Responsibilities:
Oversight of space planning with company stakeholders.Work with company real estate brokers to identify and evaluation options for new or relocated regional offices.Manage project planning and scheduling, cost estimating, contractor engagement, and build-out supervision of our commercial interior office space.Work with architects and MEP designers to finalize installation plans and procure any necessary permits.Contract negotiation and procurement management for various contractors and services (contractors, movers, security, offsite storage, etc.).Conduct weekly status meetings and report weekly project updates.Proactively resolve on-site issues to ensure project cost budgets and schedules are met.Close out of construction including walk down and resolution of interior construction punch list items, collect close out documents, warranties, invoices, waivers for tenant improvement allowances.Provide timely response to contractor bid submittals, RFIs and approvals.Coordinate staff and equipment moves into newly-built office space.Decommission old office space and return to condition required by lease. Qualifications:
Bachelor of Architecture, Interior Design, or related equivalent with six (6) or more years of experience in corporate interior design.Understand commercial building lease practices.Manage multiple buildouts of new interior office space in a fast-paced environment.Respond quickly to changing situations, resolve in-field conditions, while maintaining schedule and achieving intended end results.Work well with brokers, architects, contractors, vendors, and trades.Understand and coordinate installation of IT and A/V systems, security systems, and electrical power requirements.Exhibit understanding of furniture systems and how they relate to the buildout including hold dimensions, power connections.Routinely handle confidential information.Minimize conflict when resolving construction issues.Routinely travel to office locations for planning, construction kick off, oversight, close out.Interface with building management for coordination, access, and issues resolution.Familiarity with CADD for space and/or furniture layout a plus.Understanding of contractor project management software is a plus (Procore, Microsoft Project).Sargent & Lundy is an Equal Opportunity/Affirmative Action employer.
