Description We are in search of a Commercial Property Manager to join our team based in Midland, Texas. The role primarily revolves around overseeing the operations, management, and performance of our commercial properties. The Commercial Property Manager will be central to maximizing property value, ensuring tenant satisfaction, managing budgets, and maintaining the facilities.
Responsibilities:
• Perform as the first point of contact for tenants, addressing their inquiries, concerns, and lease compliance issues.
• Build and nurture positive relationships with tenants to guarantee satisfaction and long-term occupancy.
• Oversee the daily operations of commercial properties, ensuring they meet safety, maintenance, and cleanliness standards.
• Collaborate with service providers and contractors to schedule property maintenance, repairs, and improvements.
• Regularly conduct property inspections to assess conditions and address any required improvements.
• Develop and manage annual property budgets, including operating expenses, capital expenditures, and income projections.
• Review and approve invoices, ensuring costs align with approved budgets.
• Oversee rent collection and ensure timely follow-up on delinquencies while adhering to lease terms.
• Work closely with leasing agents or brokers to attract and retain tenants.
• Assist in formulating and executing marketing strategies to promote available property spaces.
• Provide input to enhance vacancy leasing efforts.
• Ensure that properties comply with all applicable building codes, safety standards, and regulations.
• Manage vendor contracts and maintain strong vendor relationships to ensure service quality and adherence to contracts.
• Address tenant disputes and escalate issues as necessary, always aligning with company policies and local regulations. Requirements • Proven experience in the Real Estate - Developers industry
• Previous experience as a Commercial Property Manager
• Proficiency in Account Coding
• Familiarity with Accounting Software Systems
• Experience with ADP - Financial Services
• Knowledge of AMSI
• Proficiency in using AppFolio
• Comprehensive understanding of Accounting Functions
• Experience with Accounts Payable (AP) and Accounts Receivable (AR)
• Knowledge of Accrual Accounting
• Prior experience in Auditing
• Excellent communication and interpersonal skills
• Strong organizational and time management abilities
• Ability to work in a fast-paced environment and meet strict deadlines
• Proven ability to manage multiple commercial properties efficiently
• Strong negotiation skills and the ability to resolve conflicts effectively
• Proficient in Microsoft Office Suite including Excel, Word, and Outlook
• Strong analytical and problem-solving skills
• Ability to work independently and as part of a team
• Must possess a valid driver's license and have reliable transportation
• Must be willing to travel to various property locations as needed
• Bachelor's degree in Business, Real Estate or related field preferred
• Real Estate license is a plus.
