Commercial Team Leader
SUMMARY

Plans, directs, coordinates and leads the commercial department by performing the following duties personally or through team members.  The Commercial Team Leader is a critical member of the Company’s leadership team.

DESCRIPTION

ESSENTIAL DUTIES AND RESPONSIBILITES include the following.  Other duties may be assigned.

Provides leadership and supervision to commercial escrow and title team members by performing such duties as recruiting, interviewing applicants, training, scheduling, coaching and resolving conflicts, coordinating with other departments, conducting individual and team meetings, establishing and monitoring performance objectives, conducting performance appraisals and recommending wage increases

Establishes the commercial departments goals to ensure share of market and profitability of products and/or services.

Develops and executes commercial strategies and programs, both short and long range, to ensure the sales/profit growth and expansion of company’s commercial products and/or services.  Strategies include customer retention and acquisition.

Identifies and establishes necessary training to increase overall performance of the commercial team members.  Researches, analyzes, and monitors financial, technological, and demographic factors so that market opportunities may be capitalized on and the effects of competitive activity may be minimized.

Recommends changes in basic structure and organization of the team to ensure the effective fulfillment of objectives assigned to it and provide the flexibility to move swiftly in relation to marketing problems and opportunities.

Conducts closing transactions as a neutral third party. Answer questions of buyers, sellers, and borrowers relating to details of transaction and obtains signatures of principal parties on necessary documents.
 
Follows State, Federal, and Company rules, regulations and policies regarding settlement services, including Department of Insurance regulations/guidelines and Real Estate Settlement Procedure Act (RESPA) in accordance with State law.

Prepares commercial activity reports.

Prepares commercial escrow team activity reports and works with Commercial Sales Team Leader to ensure Escrow Officer goals are met.

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required:

BS or BA in Business Administration preferred. Five years of business management experience.  Demonstrates a business and personal philosophy consistent with Title One’s core values and mission statement.
