JOB FUNCTION/ PURPOSE
Under minimum supervision, Maintenance Porter performs a variety of skilled, semi-skilled and routine work within community. Maintenance requiring specialized knowledge and skills, to include but not limited to; installations, maintenance, modifications, repair work in assigned area of a building repair and playground maintenance. Minor plumbing, carpentry, painting and electrical repair.
RESPONIBILITIES
Perform all maintenance and cleaning tasks noted in checklists and as directed by the manager to ensure that all dirt, dust, litter and debris is removed from all areas of the facility using brooms, mops, brushes and other hand tools.
Visit property amenities to note and correct any maintenance problems.
Sweep and pick up around community amenities.
Empty Park trashcans on a as needed basis.
Paint any and all areas of the facility as directed by the maintenance manager to ensure that all painted surfaces such as poles, signs, doors, walls, curbs, islands, gates, etc. are properly maintained and look neat and clean.
Replace burned out light bulbs.
Submit requests for repairs or maintenance.
Check conditions of safety items.
Keep an inventory of maintenance supplies.
Perform minor electrical maintenance to include, but not be limited to, replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.)
Report any unknown, observed or suspected violations of company policy, safety hazards or any unusual occurrence, to the Maintenance Manager in a timely manner.
Must be able to work flexible hours.
Assist residents within the facility or as directed by the Maintenance Manager.
Resolve resident complaints independently or with the aid of a supervisor.
Be familiar with all aspects of the operation and cover other duties including pool cleaning and aquatic maintenance on an as needed basis.
Maintain a neat and clean appearance to include uniform if assigned.
Perform other duties as assigned.EDUCATION, EXPERIENCE AND SKILLS
Education/Experience: High School Diploma or GED. Two years working experience in maintenance. Basic understanding of electrical, plumbing and carpentry is a plus.
Licenses/Certifications: Valid Driver’s License (Class B CDL preferred) and maintains insurable driving record.
Technical: Ability to follow manual & operating instructions. Knowledge of process control techniques, maintenance procedures & safety practices. Ability to perform routine maintenance/repairs. Ability to work with required tools (including jack hammer, demolishing saw, etc.). Comfortable in and around water/raw sewage.
Communication: Communicates clearly & professionally. Contributes to a positive internal & external customer experience. Willing to help others. Maintains composure in challenging situations. Bi lingual, Spanish a plus.
