We have an outstanding career opportunity for aCommunity Managerto join a leading Company located in theHerndon, VAsurrounding area.
The Community Manager is responsible for property operations including performing and/or oversight of property accounting, leasing, marketing, maintenance, and governance functions. The Community Manager may or may not perform all of the essential functions depending on the size of the property and the level of staffing. The Community Manager reports to the Regional Property Manager.
Responsibilities :
+ Manages the property and staff within the guidelines of the company policies and procedures and ensures that the property staff understands and conducts themselves and the property business according to policy and State and federal laws and regulations.
+ Conducts resident screening, approves all potential resident applications, and reviews qualifications following company policies and government regulations.
+ Collects deposits, completes the lease form outlining conditions and terms of occupancy, and ensures that lease files are complete and that the correct entries are posted in the accounting system ( larger properties have various staff members doing some of these functions).
+ Collects all rents when due, issues receipts as necessary, and ensures that all rentals are posted in the accounting system.
+ Makes bank deposits daily following posting procedures.
+ Conducts themselves and property business according to State and federal laws and regulations.
+ Handles confidential and private information following company guidelines and government regulations to ensure sensitive information is secure.
+ Makes property vendor selection and approves all property purchases.
+ Approves all invoices to ensure that all products or services have been received.
+ Maintains accurate records and submits timely reports.
+ Completes the required weekly, monthly, and annual property reports.
+ Responsible and liable for the petty cash fund.
+ Assists the Regional Property Manager with the development of the annual property operating budget and manages the property within the budget.
+ Performs evictions as required and participates in legal proceedings following eviction as necessary.
+ Investigate complaints, disturbances, and violations and resolve problems following management rules, regulations, and lease agreements.
+ Answers resident questions.
+ Monitors all problems that are being handled by other employees.
+ Oversees resident activities.
+ Interviews, selects, and trains new employees.
+ Schedules and monitors daily staff performance.
+ Conducts safety meetings.
+ Conducts performance evaluations, performance counseling, and terminations.
+ Recommends position changes and promotions.
+ Completes all necessary employee-related paperwork.
+ The maintenance supervisor (if applicable) has these responsibilities for the maintenance staff.
+ Plans, schedules, and coordinates general maintenance, major repairs, and remodeling or construction projects.
+ Monitors the progress of contracted work and ensures that all maintenance service requests performed by the maintenance staff are completed satisfactorily and in a timely manner.
+ Inspects vacant units to ensure rental readiness, performs move-out inspections to assess the condition of vacated units, and monitors the condition of property common areas for potential problems, including potential safety hazards.
+ Determines which units need carpet, blinds or appliance replacement, etc. and secures approval from the Regional Property Manager for improvements.
+ Monitors the market, implements rent increases and special programs, and manages an effective lease renewal program as instructed by the Regional Property Manager.
+ Regularly monitors property curb appeal, office and model appearance, and signage.
+ Implements and assesses the effectiveness of property marketing strategies.
+ Conducts errands off of the property, including the purchase of supplies, post office mailings, etc.
+ Travels between property locations to fulfill the responsibilities and essential functions in a timely manner and as required by the property owners.
+ Performs other duties as necessary to meet the needs of residents and the property.
Basic Hiring Criteria :
+ Undergraduate degree or equivalent preferred.
+ Accounting experience is helpful but not required.
+ Real Estate leasing experience is required.
+ Real estate property management experience required.
+ Valid driver's license if required to operate a licensed motor vehicle in order to perform the job duties.
+ Must be a fluent bilingual English-Spanish speaker.
Desired Qualifications:
+ Must possess a basic working knowledge of multifamily property management, including but not limited to: Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collections, eviction procedures, accounting principles, and the use of accounting software and property safety.
+ Must have assertive collection skills and superior customer service and employee management skills.
+ Must be able to communicate effectively with all levels and management and personnel.
+ Must be detail-oriented and able to focus with occasional interruption.
+ Management of staff assigned to work on the property and supervision of contractors' work.
+ Provide leadership, direction , and coordinate staff and contractors.
+ Knowledge of principles and procedures for personnel recruitment, selection, training, and development.
+ Organizational skills and the knowledge of business administration and clerical skills to support budget planning, record maintenance, business reporting duties, managing files and records and other office procedures.
+ Must have sales and marketing skills related to showing, promoting, and selling rental units, including knowledge of marketing tactics, sales techniques, and follow-up.
+ Excellent verbal and written comprehension to both communicate information to others and understand the speech of people from a variety of backgrounds.
+ Must have the ability to be sensitive to problems, identify when something is wrong or likely to go wrong, and work to solve problems.
+ Ability to maintain interpersonal relationships when dealing with sensitive issues, handling complaints, or settling disputes.
