Community Standards Inspector

Job Overview:

The Community Standards Inspector is responsible for the day-to-day servicing of Associations by providing a variety of compliance services. Provides support to the Community Managers by processing the non-compliance and architectural guidelines inspections and procedures in accordance with company policies and procedures, NRS 116, and the governing documents of the association. 

 

Compensation: $21 per hour

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, certifications, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future. 

 

Your Responsibilities:

Monitor and address resident violations as required. Conduct finalization of inspections Coordinate meetings with Community Managers and Board Members as required or requested for property inspections. Schedule inspections in accordance with contractual obligations. May obtain input from community managers and/or direct supervisors.  Provide an inspection calendar to the Lead Compliance Officer on or before the 15th of the current month for the following month. If the 15th falls on a weekend, it is due the Friday prior.  The inspection calendar shall be created and maintained in Microsoft Outlook and the Violation Tracker.  Effectively communicate any changes to the calendar to the direct supervisor and affected community managers. Utilizing FSR Connect to create new violations, advancing violations to the next sequence in accordance with the policy of the community association. Must have a working knowledge of the company database specifically the Violation module. Maintain an Inspection File for each community association which should contain at a minimum a map of the community, directions to each property, email correspondence between the Manager and Inspector, and an Inspection Checklist. Review and become familiar with the Use Restrictions within the CC&Rs, Penalty Policy, and Rules and Regulations for each community association assigned.  Consistent use and maintenance of Connect for all properties. Attend occasional Board Meetings to address homeowner violations or violations received. Type correspondence and letters as required. Upload property inspections to Connect. Maintain an organized workspace. Complete company training as assigned, attend all mandatory company functions, and adhere to First Service Standards of Operation. Minimum of 4 hours in the office to assigned location per week. Must be able to understand road and parcel maps for community associations. Must be able to pull assessor’s maps and/or directions from the internet. Other duties as assigned.

Skills and Qualifications:

Ability to work under tight deadlines and consistently meet deadlines. Exhibit professionalism, professional attire, and demeanor at all times. Maintain reliable transportation to the community and perform inspections. Demonstrates effective communication skills consisting of oral, written, and listening skills. Demonstrates problem-solving abilities. Ability to draft correspondence and respond to inquiries and client concerns effectively and independently in a timely fashion (per company policy- within 24 hours). Must be proficient with computer and software programs needed for the specific position including Microsoft Outlook, Word, Excel, and company proprietary software. Demonstrates organizational skills and ability to independently prioritize daily workload. Must have a minimum typing speed of 40 WPM. Must be able to work well with the public and other departments. Must be able to work in a team atmosphere and provide excellent customer service to external and internal customers.  Must work effectively with co-workers, customers, and others by sharing ideas in a constructive and positive manner; listening to and objectively considering ideas and suggestions from others; keeping commitments; keeping others informed of work progress, timetables, and issues; addressing problems and issues constructively to find mutually acceptable and practical business solutions; addressing others by name, title or another respectful identifier, and; respecting the diversity of our workforce in actions, words, and deeds.

Education and Experience:

High school diploma or equivalency required.

Physical Requirements:

Must be mobile enough to walk the facilities, including up and down stairs and exterior pool, landscape, parks, and recreational areas, and navigate uneven surfaces. Must be mobile enough to move around during outside events, stand for long periods of time, and lift up to 35 pounds. Must be able to sit for extended periods of time. Must have finger dexterity for typing/using a keyboard. Must be able to hear place and receive telephone calls and use a voicemail system. Talking and hearing occur continuously in this position. Must have a full range of neck motion in order to inspect properties. Must be able to drive in a private vehicle.
