As a Compliance Manager for New/Repositioned Properties, you will be responsible for ensuring compliance related to your portfolio of affordable housing projects. Projects may include new construction initial lease-ups, resyndications, acquisition/rehabs, and acquisition due diligence. This position reports to the Director of Compliance, and works on a small and nimble team with a collaborative spirit and a focus on problem-solving and model-building while minimizing risk and successfully transitioning projects to operations.
Responsibilities
Review regulatory agreements and other financing documents to write project-specific Compliance PlansWork with team to set project-specific leasing strategy and improve existing marketing and lease-up modelsOversee initial certification processes, working closely with on-site staff to implement lease-up strategyPerform initial file review and train on-site leasing staffLead and participate in weekly progress meetings with on-site staff to troubleshoot vacancy issuesCreate permanent tenant files for initial tax credits, and manage related reporting and tracking toolsManage initial investor audit process and contract with audit consultantsOversee post-stabilization transition process for new and repositioned properties moving to operations teamWork with Director of Compliance to manage and evaluate occupancy compliance due diligence review for potential acquisitionsParticipate in working groups, collaboration teams, and other external relationships with partners and other stakeholders as neededMaintain comprehensive knowledge of affordable housing regulations and other legislation and issues that may impact property management operationsAct as a resource to property management staff on compliance mattersEstablish and maintain effective working relationships with representatives of city, state and federal agencies, industry peers, partners, and other stakeholdersAttend industry and regulatory agency meetings as required and appropriateQualifications
Bachelor's degree or equivalent experienceDemonstrated knowledge of affordable housing regulations such as HUD, LIHTC, AHP, etc.Knowledge of local and federal housing lawsAbility to flex between "micro" (detail-oriented tasks) and "macro" (strategic processes/patterns)Strong computer skills and experience with property management software, Yardi preferredExcellent communication and problem-solving skillsBRIDGE Housing is an Equal Opportunity Employer committed to fostering an inclusive environment for our diverse workforce.
